Compliance with Laws, Rules and Regulations. Lessee, at Lessee's sole cost and expense, shall comply with all laws, ordinances, orders rules and regulations of state, federal, municipal or other agencies or bodies having jurisdiction over the use, condition or occupancy of the Leased Premises. Lessee shall procure at its own expense all permits and licenses required for the transaction of its business in the Leased Premises. Lessee will comply with the rules and regulations of the Property adopted by Lessor which are set forth on a schedule attached to this Lease. If Lessee is not complying with such rules and regulations, or if Lessee is in any way not complying with this Article 3, then notwithstanding anything to the contrary contained herein, Lessor, may, at its election, enter the Leased Premises without liability therefor and fulfill Lessee's obligations. Lessee shall reimburse Lessor on demand for any expenses which Lessor may incur in effecting compliance with Lessee's obligations and agrees that Lessor shall not be liable for any damages resulting to Lessee from such action. Lessor shall have the right at all times to change and amend the rules and regulations in any reasonable manner as it may deem advisable for the safety, care, cleanliness, preservation of good order and operation or use of the Property or the Leased Premises. Compliance with Laws, Rules and Regulations. Compliance with Laws, Rules and Regulations. Lessee shall not use the Premises or permit anything to be done in or about the Premises which will in any way conflict with any law, stature, ordinance or governmental rule or regulation now in force or which may hereafter be enacted or promulgated. Compliance with Laws, Rules and Regulations. If Lessee Tenant is not complying with such rules and regulations, or if Lessee Tenant is in any way not complying with this Article 3, then then, notwithstanding anything to the contrary contained herein, Lessorafter written notice to Tenant and expiration of a five (5) day cure period, Landlord may, at its election, enter the Leased Premises without liability therefor and fulfill LesseeTenant's obligations. Lessee Tenant shall reimburse Lessor Landlord on demand for any expenses which Lessor Landlord may incur in effecting compliance with LesseeTenant's obligations and agrees that Lessor Landlord shall not be liable for any damages resulting to Lessee Tenant from such action. Lessor Landlord shall have the right at all times to change and amend the rules and regulations in any reasonable manner as it may deem advisable for the safety, care, cleanliness, preservation of good order and operation or use of the Property or the Leased Premises. Compliance with Laws, Rules and Regulations. LesseeSubject to Landlord’s obligation to deliver the Leased Premises in compliance with all Laws (including, without limitation, the ADA, as defined below), Tenant, at Lessee's Tenant’s sole cost and expense, shall with respect to Tenant’s occupancy of the Leased Premises and Tenant’s use of the Project, comply with all present and future laws, ordinances, orders orders, and rules and regulations of all federal, state, federallocal, municipal equal employment opportunity, compensation, benefit, immigration, rights of the disabled, the Foreign Corrupt Practices Act of 1977, 15 U.S.C. § 78dd-1, et seq., the United Kingdom Bribery Act of 2010, and any other laws which may be deemed applicable, including, without limitation, all environmental laws and any other laws relating to the improvements on the Leased Premises or the air in and around the Leased Premises (collectively, the “Law(s)”). Tenant warrants that its business and all activities to be conducted or performed in, on, or about the Leased Premises shall comply with all of the Laws. Tenant agrees to change, reduce, or stop any such activity, or install necessary equipment, safety devices, pollution control systems, or other agencies installations at any time during the Term hereof to so comply, but Tenant is not waiving its right to challenge the application of and such Law to Tenant or bodies having jurisdiction over the use, condition or occupancy of the Leased Premises. Compliance with Laws, Rules and Regulations. LesseeAuthority reserves the right to make other and further reasonable rules and regulations of general applicability as in its judgment may from time to time be needful for the safety and protection, care and cleanliness, and for the preservation of good order of the Premises and Airport properties, and Authority agrees that it will not discriminate against Tenant in its enforcement of such rules and regulations. Compliance with Laws, Rules and Regulations. Subject to the foregoing, to the extent that any Legal Requirements require modifications to the Leased Premises or the Building, in order to bring same into compliance with Legal Requirements and such Legal Requirements were in effect prior to the date of this Lease and are not Tenant’s responsibility under this Section, Landlord shall be responsible for the compliance of such items with such Legal Requirements at Landlord’s cost.
(b) The Tenant agrees, at its own cost and expense, shall to comply with all lawssuch regulations or requests as may be required by the fire or liability insurance carriers providing insurance for the Leased Premises, ordinancesand the Board of Fire Underwriters, orders rules in connection with Tenant’s use and regulations of state, federal, municipal or other agencies or bodies having jurisdiction over the use, condition or occupancy of the Leased Premises. Compliance with Laws, Rules and Regulations. Lessee(a) Landlord represents that the Premises will comply with all applicable laws, regulations and codes at the Commencement Date. Thereafter, Tenant, at Lessee's Tenant’s sole cost and expense, shall comply with all laws, ordinances, orders orders, rules and regulations of state, federal, municipal or other agencies or bodies having jurisdiction over the use, condition or occupancy of the Leased Premises. Lessee Tenant shall procure at its own expense all permits and licenses required for the transaction of its business in the Leased Premises. Lessee will (b) The “Americans with Disabilities Act of 1990” (the “ADA”) is a federal law that prohibits discrimination on the basis of disability. The requirements of this act vary with the type of business the Tenant is engaged in and the number of employees the Tenant has both at this, and other locations. The Landlord is not qualified to determine which provisions of the ADA apply to Tenant. Therefore, the Tenant shall determine if the Premises complies with the accessibility guidelines under ADA and advise the Landlord if any physical modifications to this Premises are required to meet the Tenants needs under this law, or any other law, code or regulations. Modifications requested by Tenant to the Premises shall be made by the Landlord, and the Tenant shall pay Landlord the full cost of the modifications requested. The Tenant shall indemnify and hold harmless the Landlord and its agents and employees from and against all claims, damages, losses and expenses, including but not limited to reasonable Attorney’s fees, arising out of or resulting from the Tenants compliance or failure to comply with the rules and regulations of the Property adopted by Lessor which are set forth on a schedule attached to this LeaseADA or other laws, codes or regulations. If Lessee is not complying with such rules and regulations, or if Lessee is in any way not complying with this Article 3, then notwithstanding anything to the contrary contained herein, Lessor, may, at its election, enter the Leased Premises without liability therefor and fulfill Lessee's obligations. Lessor shall have ADA compliance in the right at all times to change and amend Common Areas or the rules and regulations exterior of the Building unless required in any reasonable manner as it may deem advisable for the safety, care, cleanliness, preservation of good order and operation or connection with Tenant’s use of the Property Premises or the Leased Premises. All changes and amendments to the rules and regulations of the Property will be forwarded by Lessor to Lessee in writing and shall thereafter be carried out and observed by Lesseeresulting from Tenant’s seeking a building permit.

Compliance with Laws, Rules and Regulations. LesseeAuthority reserves the right to make other and further reasonable rules and regulations of general applicability as in its judgment may from time to time be needful for the safety and protection, care and cleanliness, and for the preservation of good order of the Premises and Airport properties, and Authority agrees that it will not discriminate against Tenant in its enforcement of such rules and regulations. Tenant will, at Lessee's its sole cost and expense, shall observe and comply with any such rules as enacted from time to time. Tenant will, at its sole cost and expense, observe and comply with any and all lawsvalid and applicable requirements of duly constituted public authorities and with all Federal, State, and local statutes, ordinances, orders rules, regulations, [together with all regulations, policies, and directives implemented by the Authority to comply with regulations relating to Airport Security as set forth in 49 CFR Parts 1540 & 1542 Transportation Security Regulations and 14 CFR Part 139 Federal Aviation Regulations] and standards applicable to Tenant, the Premises, and all other areas of the Airport as they currently exist or as they may be amended in the future. These requirements include all those now in force, or which may hereafter be in force, which shall impose any duty upon Authority or Tenant with respect to the use, occupation or alteration of the Premises, including but not limited to, reasonable rules and regulations of stateuniform application promulgated from time to time by or at the direction of Authority. Notwithstanding the foregoing, federalin the event that as a result of changes in the law, municipal or other agencies or bodies having jurisdiction over the use, condition or occupancy governmental policies regarding enforcement of the Leased law occurring after the date hereof, the Tenant is unable to lawfully occupy the Premises. Lessee shall procure , carry on the Uses at its own expense all permits and licenses the Premises or substantial amounts will be required for capital improvements to the transaction of its business Premises in the Leased Premises. Lessee will order to comply with such changes, the rules and regulations of the Property adopted by Lessor which are set forth on a schedule attached to this Lease. If Lessee is not complying with such rules and regulations, or if Lessee is in any way not complying with this Article 3, then notwithstanding anything to the contrary contained herein, Lessor, Tenant may, at its Tenant’s election, enter terminate this Lease, provided that no termination of the Leased Premises without liability therefor and fulfill Lessee's obligations. Compliance with Laws, Rules and Regulations. Lessor Landlord shall have the right at all times times, upon thirty (30) days prior written notice to Tenant, to change and amend the rules and regulations in any reasonable manner as it may deem be deemed advisable for the safety, care, cleanliness, preservation of good order and operation or use of the Property Project or the Leased Premises. All changes and amendments to the rules and regulations of the Property Project, and amendments or modifications thereof, will be forwarded sent by Lessor Landlord to Lessee Tenant in writing and shall thereafter be carried out and observed by LesseeTenant.
