Compliance with Other Loan Documents. Borrowers shall comply with each and every term, condition and agreement contained in the Loan Documents.

The Borrower shall promptly comply with all of the covenants and agreements of the Borrower which are contained in the other Loan Documents, the Leases and other easements, agreements and restrictions affecting the Mortgaged Property (subject to applicable grace, notice and cure periods provided therein).

(a) In connection with the loan secured by this Deed of Trust (the "Loan"), Xxxxxxxx has entered into and executed the Note, and other documents (together, the "Loan Documents"). A default under the terms of any Loan Document shall constitute a default under this Deed of Trust.
(b) Payment of principal or interest, if any, has been deferred until the earlier to occur of:
(i) The sale or transfer of the Property;
(ii) A default under this Deed of Trust or any other Loan
(iii) Thirty (30) years from the date first noted above; or
(iv) The property is no longer occupied by the Borrower and said Property is leased to any persons or business entities.
