CONDITION OF DEMISED PREMISES AT TERMINATION OR EXPIRATION. At the expiration or earlier termination of this Lease, Tenant will quit and surrender the Demised Premises in good condition and repair, reasonable wear and tear thereof excepted. All electric, plumbing and HVAC systems and equipment ('‘Systems”) shall be surrendered to Landlord in good working order, with written documentation of services performed thereon and the dates performed. Tenant shall deliver all keys and security codes for the Demised Premises to Landlord. Any furniture or trade fixtures left in the Demised Premises after the Term, shall be deemed abandoned and become the property of Landlord or Landlord may have them removed and disposed of at Tenant’s sole cost and expense.
