LEASE OF DEMISED PREMISES. Landlord hereby leases the Demised Premises to Tenant, and Tenant hereby leases the Demised Premises from Landlord, subject to the terms, covenants and conditions herein set forth, and Tenant covenants as a material part of the consideration for this Lease to keep and perform each and all of such terms, covenants and conditions by Tenant to be kept and performed.

LEASE OF DEMISED PREMISES. In consideration of Rent to be paid by Tenant and of the covenants and agreements herein contained, and other good and valuable consideration, Tenant does hereby lease from Landlord the Demised Premises. “Initial Term” shall mean the time period from the date on which possession of the Demised Premises is delivered by Landlord to Tenant through the Expiration Date. “Term” shall mean the Initial Term plus any renewal or extension thereof. The approximate location of the Demised Premises is shown on the attached site plan.
LEASE OF DEMISED PREMISES. 2.1 Landlord hereby leases to Tenant, and Tenant hereby hires from Landlord, upon the terms and conditions herein set forth, the Demised Premises in the Building which is situated on the Land.
LEASE OF DEMISED PREMISES. In consideration of the obligation of Tenant to pay rent as herein provided and in consideration of the other terms, covenants and conditions hereof, Landlord hereby leases and rents to Tenant, and Tenant hereby leases and rents from Landlord, the Demised Premises TO HAVE AND TO HOLD said Demised Premises for the Lease Term.

LEASE OF DEMISED PREMISES. Landlord, in consideration of the ------------------------- covenants and agreements to be performed by Tenant, and upon the terms and conditions hereafter stated, does hereby rent and lease unto Tenant, and Tenant does hereby rent and lease from Landlord, that certain real property (the "Land") located in the City of Irving, Dallas County, in the State of Texas, being more particularly described on Exhibit "A" attached hereto and by ----------- reference made a part hereof, together with the building (the "Building"), parking and other improvements to be constructed by Landlord on such real property as provided in this Lease, and including without limitation the heating, ventilating and air conditioning systems and the mechanical, electrical and plumbing system serving such premises (all of the foregoing are hereinafter collectively referred to as the "Project" and as the "Demised Premises"; subject, however, to the revision of the definition of "Demised Premises", but not of "Project" as set forth in Paragraph 29(e) hereof).
LEASE OF DEMISED PREMISES. Landlord has leased and demised (and does hereby confirm the lease and demise of) the Demised Premises, together with the easements and other rights appurtenant thereto to the Tenant upon and pursuant to the terms of the Lease.
