CONDITION PRECEDENT IN FAVOUR OF THE SELLER. 30.1 This Agreement is subject to the condition precedent in that the Seller must be able to obtain approval of the Sectional Plan by the Surveyor-General as well as the opening of the Sectional Title Register. 30.2 In the event of this condition not being fulfilled, the Seller will refund the Purchaser all amounts paid in terms of this Agreement.
