Common use of Conditional Use Permit Clause in Contracts

Conditional Use Permit. Through this annexation agreement the Corporate Authorities hereby grant the Urbana Zoning Administrator the authority to issue a Conditional Use Permit to allow the Tenant to operate a construction yard, in the IN-1, Light Industrial/Office district, subject to the conditions specified in Article I, Section 6. Furthermore, the Corporate Authorities find that granting of the Conditional Use Permit is consistent with the established criteria identified in Section VII-2 of the Urbana Zoning Ordinance in that this use: a. will be conductive to the public convenience at this location; b. will be designed, located, and proposed to be operated so that it will not be unreasonably injurious or detrimental to the district in which it will be located, or otherwise injurious or detrimental to the public welfare; and c. will conform to the applicable regulations and standards of, and preserves the essential character of, the district in which it shall be located.
