Direct Expenses Base. The amount of annual Direct Expenses that Landlord has included in the Base Rent, which is equal to Tenant’s Percentage of the actual Direct Expenses incurred by Landlord in calendar year 2006.

Direct Expenses Base. As of the Renewal Term Commencement Date, the amount of annual Direct Expenses that Landlord has included in the Base Rent shall be adjusted to become equal to Tenant’s Percentage of the actual Direct Expenses incurred by Landlord in calendar year 2008:
