Common use of Exclusions and Reservations Clause in Contracts

Exclusions and Reservations. All the perimeter walls of the Premises except the inner surfaces thereof, any balconies [except to the extent same are shown as part of the Premises on the Lease Plan (Exhibit 2)], terraces or roofs adjacent to the Premises, and any space in or adjacent to the Premises used for shafts, stacks, pipes, conduits, wires and appurtenant fixtures, fan rooms, ducts, electric or other utilities, sinks or other Building facilities, and the use thereof, as well as the right of access through the Premises for the purposes of operation, maintenance, decoration and repair, are expressly excluded from the Premises and reserved to Landlord.
