Exclusions from Buyer's Obligations. BUYER's obligations under this Section 7.4 do not include any civil or criminal fines or penalties that may be levied against SELLER, COI or BUYER by any court or regulatory authority for non-compliance with applicable laws, regulations or orders in connection with the ownership or operation of the Property or Assets before the Effective Date.
