Expenses of the Landlord. To pay to the Landlord within 14 days of demand all reasonable and proper expenses (including bailiff’s and professional fees) incurred by the Landlord: (a) in the proper contemplation of the preparation and service of a schedule of dilapidations during or after the termination of this Lease and/or a notice or proceedings under sections 146 and 147 of the Law of Property Xxx 0000, even if forfeiture is avoided otherwise than by relief granted by the court and/or a notice under section 17 of the Landlord and Tenant (Covenants) Xxx 0000; (b) in the recovery or attempted recovery of arrears of rent or additional rent due from the Tenant; (c) in connection with the enforcement or remedying of any breach of the covenants in this Lease on the part of the Tenant or any Guarantor; and (d) in connection with every application for any consent or approval made under this Lease (whether or not consent or approval is given save if consent is unlawfully withheld by the Landlord in breach of this Lease).
