Failure to Conduct Business. For the purpose of determining rental loss damages or Additional Rent, in the event Lessee fails to conduct business upon the Leased Property, exact damages or the amount of Additional Rent being unascertainable, it shall be deemed that the Additional Rent for such period would be equal to the average annual Additional Rent during the five (5) preceding calendar years or such shorter period of time as may have existed between the date Additional Rent commenced to accrue and the date of computation.
