FIRE, PUBLIC LIABILITY and BUSINESS. INTERRUPTION INSURANCE - to carry fire, public liability and business interuption insurance in such amounts as shall from time to time be reasonable, which insurance shall name the LANDLORD as a named insured and shall protectr the Landlord in respect of claims by the Tenant as if the Landlord was separately insured; PROVIDED that if the Tenant shall fail to insure and keep insured as herein provided, the Landlord shall be free to effect such insurance, at the cost and expense of the Tenant, and the sum so expended by the Landlord shall be added to the rent due on the next succeeding payment date and such amount in addition to the regular payment then due shall constitute additional rent . The Tenant shall furnish to the Landlord certificates or other satisfactory evidence of such insurance, the public liability insurance to carry a value of at least $2,000,000.00;
