General Use of Premises. The Hirer shall not use the premises for any purpose other than that advised on the booking form. • Standard operating hours are Monday – Friday 9-1am, Saturday & Sunday 9-12 am. • The capacity (140 persons in the hall and 45 in the Supper Room) must not be exceeded. • The sale of alcohol in any form is not permitted unless a Temporary Event Notice has been obtained from Northumberland County Council or the Barrasford Village Hall Committee is running the bar facility. • Fire exits are not blocked during the event. The Hirer will read the fire escape plan on the wall in the mail hall. • Conserve water by making sure all taps are turned off after use. • The Hirer shall not sub-let or use the premises or allow the premises to be used for any unlawful purpose, or in any unlawful way nor do anything or bring onto the premises anything which may endanger the same or render invalid any insurance policies. • The Hirer will be responsible for obtaining any licences which are needed and for the observance of the same. • The premises will not be used for any form of adult entertainment of a sexual nature. • Smoking is against the law anywhere inside the premises. Please ensure the bin outside is used. • Naked flames (candles, tea lights etc) must not be used anywhere on the premises. • The Hirer must report any accidents involving injury to the public to the village hall committee as soon as possible following the accident. The accident book must be filled in. The first aid kit is on the wall in the kitchen. • Any breakages / damage to the hall must be reported to the hall committee as soon as possible. • Think about the resource the Hirer is using and avoid single use plastics and food waste.

General Use of Premises. Tenant shall not conduct independent business activities associated with or using the Premises. Tenant shall not allow any illegal activities on or around the Premises. If illegal activities take place, Tenant must vacate immediately and surrender keys to Premises within 72 hours. No waterbeds will be allowed on Premises All BBQ grills and lawn furniture will remain behind units to maintain a clean uniform look from the street. No trash, trampolines, swing sets, ashes, garbage, swimming pools, junk or other refuse or debris shall be present on or around Premises. The Tenants agree to never use any form of pesticides (including rat poison, xxxxx sprays, etc), or fertilizers unless written permission is granted from the Landlord. Tenants agree to keep a maximum of 2 vehicles on premises or in the garage. These vehicles must be both operable and currently licensed. Tenants agree to park their vehicles in assigned driveway. Tenants agree not to park boats, recreational trailers, utility trailers, and the like on the premises without first obtaining Landlords written permission. No parking or driving on grass. ALTERATIONS: Tenant shall make no alterations, decorations, additions, or improvements in or to the premises without Landlords prior written consent, and then only by contractors or mechanics, or other approved by Landlord. All alterations, additions, or improvements upon the premises, made by either party, shall become the property of the Landlord and shall remain upon, and be surrendered with said premises, as a part thereof, at the end of the term hereof.

  • Use of Premises The Leased Premises shall be used solely for the purpose of Lessee’s business, specifically: ____________ __ __ __ __ __ __ __ __ __ __ ___ __ __ __ __ __ __ _ Lessee agrees to use the Leased Premises for reasonable business, commercial, retail, warehousing or industrial uses which do not materially damage the Leased Premises. Lessee’s use of the Leased Premises shall be in a lawful, careful, safe, and proper manner, and Lessee shall carefully preserve, protect, control and guard the same from damage, at Lessee’s sole expense. Lessee shall not use the parking area or the ingress and egress area of the Premises in an unreasonable manner so as to interfere with the normal flow of traffic or the use of such areas by occupants of properties adjacent to the Leased Premises. Lessee shall not use the Leased Premises for the purposes of storing, manufacturing or selling any explosives, flammables or other inherently dangerous substance, chemical, thing or device. Lessee shall, on the Expiry Date or, if earlier terminated upon such termination, surrender possession of the Leased Premises without further notice to quit, in as good condition as reasonable use will permit. Lessee shall not use the Leased Premises for living quarters or as a residence. Lessee shall not use the Leased Premises for any unlawful, immoral or improper purpose, or in any manner which is contrary to law or to any directions, rules, regulations, regulatory bodies, or officials having jurisdiction thereof or which shall be injurious to any person or property.

  • Lease of Premises Subject to and upon the terms and conditions set forth herein, Landlord hereby leases the Premises to Tenant, and Tenant hereby leases the Premises from Landlord.

  • SALE OF PREMISES Notwithstanding anything contained in this Lease to the contrary, the sale of the Premises by Landlord shall not constitute Landlord’s acceptance of Tenant’s abandonment of the Premises or rejection of the Lease or in any way impair Landlord’s rights upon Tenant’s default, including, without limitation, Landlord’s right to damages.

  • Maintenance of Premises LESSOR will be responsible for all structural and roof maintenance of the leased premises but specifically excluding damage caused by the careless, malicious, willful, or negligent acts of LESSEE or others, chemical, water or corrosion damage from any source, and maintenance of the space heating, ventilating, and cooling units exclusively serving the leased premises (collectively, the "HVAC Unit") and of any non "building standard" leasehold improvements. LESSOR shall not be deemed to have breached its obligation to make the repairs required to be made by LESSOR unless LESSOR fails to make the same within a reasonable period (taking into consideration the type of repair involved) after receiving written notice from LESSEE of the need therefor. LESSEE agrees to maintain at its expense the HVAC Unit and all other aspects of the leased premises in the same condition as they are at the commencement of the term or as they may be put in during the term of this lease, normal wear and tear and damage by fire or other casualty only excepted, and whenever necessary, to replace light bulbs, plate glass and other glass therein, acknowledging that the leased premises are now in good order and the light bulbs and glass whole. If LESSOR so directs, LESSEE shall enter into a preventive maintenance/service contract acceptable to LESSOR with a maintenance contractor acceptable to LESSOR at LESSEE's sole cost and expense for servicing all air conditioning, heating, ventilating, and other equipment or other equipment located within or serving the leased premises. LESSEE will properly control or vent all solvents, degreasers, smoke, odors, etc. and shall not cause the area surrounding the leased premises to be in anything other than a neat and clean condition, depositing all waste in appropriate receptacles. LESSEE shall be solely responsible for any damage to plumbing equipment, sanitary lines, or any other portion of the building which results from the discharge or use of any acid or corrosive substance by LESSEE. LESSEE shall not permit the leased premises to be overloaded, damaged, stripped or defaced, nor suffer any waste, and will not keep animals within the leased premises. LESSEE will protect any carpet with plastic or masonite chair pads under any rolling chairs. Unless heat is provided at LESSOR's expense, LESSEE shall maintain sufficient heat to prevent freezing of pipes or other damage. Any increase in air conditioning equipment or electrical capacity, or any installation and/or maintenance of equipment which is necessitated by some specific aspect of LESSEE's use of the leased premises shall be at LESSEE's expense. All maintenance provided by LESSOR shall be during LESSOR's normal business hours.

  • INSPECTION OF PREMISES Landlord and Landlord's agents shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of inspecting the Premises and all buildings and improvements thereon. And for the purposes of making any repairs, additions or alterations as may be deemed appropriate by Landlord for the preservation of the Premises or the building. Landlord and its agents shall further have the right to exhibit the Premises and to display the usual "for sale", "for rent" or "vacancy" signs on the Premises at any time within forty-five (45) days before the expiration of this Lease. The right of entry shall likewise exist for the purpose of removing placards, signs, fixtures, alterations or additions, that do not conform to this Agreement or to any restrictions, rules or regulations affecting the Premises.
