Common use of Hazards Clause in Contracts

Hazards. The tenant must take all steps necessary to prevent the creation of a hazard and must immediately rectify any hazards created by any occupant or guest of the tenant, and the tenant: (i) must report to the landlord without delay any fire, water escape, gas escape or other hazard; and (ii) must pay the costs incurred to repair any damage arising from any hazard or threat to safety, including any fire, caused by a willful or negligent act or omission of any occupant or guest of the tenant. If the tenant does not comply with the above duties, the landlord may make an application for dispute resolution under the RTA seeking an order of the director for such costs or may serve a notice to end a tenancy or both.
