Common use of Improvement Rent Clause in Contracts

Improvement Rent. 5.3.1. In the event that Tenant elects to increase the Tenant Improvement Allowance pursuant to Section 4.10, in addition to the Annual Base Rent, Tenant further agrees to pay to Landlord, commencing on the Term Commencement Date, the Improvement Rent, calculated in accordance with this Section 5.3 and subject to the increases provided in Section 5.3.3.

Improvement Rent. 5.3.1. In the event and to the extent that Tenant elects to increase receive any portion of the Tenant Improvement Allowance pursuant to Section 4.104.4, in addition to the Basic Annual Base Rent, Tenant further agrees to pay to Landlord, commencing on Landlord as additional rent the Term Commencement Date, the "Improvement Rent" (defined below), calculated in accordance with this Section 5.3 and subject to the increases provided in Section 5.3.35.3.
