Jobs Creation and Operational Agreement. Owner agrees that as of the Effective Date of this Agreement the establishment of the HSSO shall result in the creation of not less than one job in the City and Owner shall use its commercially reasonably efforts to expand the workforce at the Property each year of the Covenant Term. Owner also covenants and agrees that, to the extent Owner holds sales team meetings for sales employees in California, those sales team meetings shall be held in the City. Owner covenants and agrees that local sales staff shall be assigned to work from the HSSO.
