Common use of Landlord Operating Costs Clause in Contracts

Landlord Operating Costs. To compensate Landlord for costs associated with managing and monitoring this Agreement, Tenant shall pay Landlord the amount set forth as the Operating Expense Budget in the last year that the Commission was in possession of the Coliseum Property (“State Expense Budget”). The State Expense Budget shall escalate annually in accordance with the published percentage increase, if any, in the CPI. Any trademark royalties paid to Landlord pursuant to Section 8.7 shall result in an equivalent deduction in the payment of Landlord Operating Costs for the applicable Lease Year in which such royalties are paid.
