Common use of Landlord’s Repair Obligations Clause in Contracts

Landlord’s Repair Obligations. Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance upon: (1) structural elements of the Building; (2) mechanical (including HVAC), electrical, plumbing and fire/life safety systems serving the Building in general; (3) Common Areas; (4) the roof of the Building; (5) exterior windows of the Building; and (6) elevators serving the Building. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord’s Repair Obligations. Landlord shall keep and maintain in good repair and working order order, consistent with a Class “A” building, and make repairs to and perform maintenance upon: (1) structural elements of the Building; (2) mechanical (including HVACHVAC equipment not within premises), electrical, plumbing and fire/life safety systems serving the Building in general; (3) Common Areas; (4) the roof of the Building; (5) exterior windows and doors of the Building; and (6) elevators serving the Building. Building Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord’s Repair Obligations. Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance upon: (1) structural elements of the Building; (2) mechanical (including HVAC), electrical, plumbing and fire/life safety systems serving the Building in generalCommon Areas of the Building; (3) Common Areas; (4) the roof of the Building; (5) exterior windows of the Building; and (6) elevators serving the BuildingBuilding and (7) the base building sprinkler system serving the Premises. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord’s Repair Obligations. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance upon: (1) structural elements of the Building; (2) standard mechanical (including HVAC), electrical, plumbing and fire/life safety systems serving the Building in generalgenerally; (3) Common Areas; (4) the roof of the Building; (5) exterior windows of the Building; and (6) elevators serving the Building. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.and

Landlord’s Repair Obligations. Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance upon: (1) structural elements of the Building; (2) mechanical (including HVAC), electrical, plumbing and fire/life safety systems serving the Building in general; (3) Common Areas; (43) the roof of the Building; Building (5) exterior windows of other than the Buildingroof membrane); and (64) elevators (if any) serving the Building. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord shall promptly make repairs (considering the nature and urgency of the repair) ), or commence to make the repairs, for which Landlord is responsible.

Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.; and

Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance upon: (1) structural elements of the Building, including Building foundations; (2) mechanical Common Areas (including HVACutility lines which run through the Common Areas), electrical, plumbing ; and fire/life safety systems serving the Building in general; (3) Common Areas; (4) the roof of the Building; Building (5) exterior windows of other than the Building; roof membrane, roof screens and (6) elevators serving the Buildingroof screen penetrators). Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.

Landlord’s Repair Obligations. Landlord shall keep and maintain in good repair and working order and make repairs to and perform maintenance uponthe following: (1) the structural elements and foundation of the Building; (2) mechanical (including HVAC)the mechanical, electrical, plumbing plumbing, sanitary, sprinkler, heating, ventilation and fire/life safety air conditioning, security, life-safety, elevator and other service systems serving or facilities of the Building in generalup to the point of connection of localized distribution to the Premises (collectively, the "Building Systems"); (3) the Common Areas; (4) the roof of the Building; (5) the exterior windows of the Building; and (6) the elevators serving the Building. Landlord shall promptly make repairs (considering the nature and urgency of the repair) for which Landlord is responsible.
