Repairs Maintenance and Alterations. (a) Tenant shall keep the Premises, including the Leasehold Improvements and Tenant's Property, neat, clean, and in good order and condition. Tenant shall give Landlord prompt notice of any damage to or defective condition in any part or appurtenance of the Premises, the Leasehold Improvements, Tenant's Property, or the Building including mechanical, electrical, plumbing, heating, ventilating, air conditioning and other equipment facilities and systems located within or serving the Building, (hereinafter the "Building Systems"). Tenant shall, at Tenant's cost and expense, repair or replace any damage or injury done to the Building or the Premises caused by Tenant or by Tenant's agents, employees, invitees or visitors. If Tenant fails to make such repairs or replacements promptly, or within fifteen (15) days of Landlord's written notice of occurrence, Landlord may, at its option, make such repairs or replacement and Tenant shall repay the cost thereof to Landlord upon demand. Tenant shall not commit or allow any waste or damage to be committed on any portion of the Premises or the Building and shall, at the termination of this Lease, by lapse of time or otherwise, deliver the Premises to Landlord broom-clean and in as good condition as at date of possession by Tenant, ordinary wear and tear excepted. (b) The repair and maintenance of the heating, ventilating and air conditioning systems, equipment and fixtures shall be undertaken pursuant to an HVAC service contract entered into by Landlord and included in the Operating Expenses. (c) Landlord shall, at Landlord's expense, repair, replace and maintain the roof and the external and structural parts of the Building which do not constitute a part of the Premises and shall perform such repairs, replacements and maintenance with reasonable dispatch, in a good and workmanlike manner. Landlord shall keep and maintain the Common Area (the expense of which shall be borne in part by Tenant as a Operating Expense described above) in good order and repair. (d) Except as provided herein, Landlord shall have no liability to Tenant nor shall Tenant's covenants and obligations under this Lease be reduced or abated in any manner whatsoever by reason of any inconvenience, annoyance, interruption or injury to business arising from Landlord's making any repairs or changes which Landlord is required or permitted by this Lease or by any other tenant's lease or required by law to make in or to any portion of the Premises, the Buil...

Repairs Maintenance and Alterations. 18.1 You agree to keep the inside of the Accommodation in a clean and tidy condition at all times and to carry out your share of cleaning in any shared areas of the Accommodation. 18.2 You agree to regularly remove rubbish and recycling from the Accommodation in a safe manner and safely place it in the designated area. 18.3 You agree to take reasonable care of all furniture and equipment provided by us in the Accommodation and detailed in the Inventory. 18.4 You agree that you will not leave any personal belongings or other obstacle in the Communal Areas or the Building Grounds and you will not make dirty or untidy the Communal Areas or the Building Grounds. If you do and we have to remove anything or arrange for additional cleaning, we may charge you for the reasonable cost of doing so. 18.5 You agree not to remove, change, alter or damage (including damage caused by neglect or misuse) the decorative finish or any part of the Accommodation and/or Building. This includes not making any holes in the furniture or fabric (including walls) to accommodate the wiring of your electrical appliances or for any other purpose. You also agree not to interfere with any fixtures, fittings, furniture or equipment, electrical, plumbing or telecommunications installation in the Accommodation, the Communal Areas, any other part of the Building or the Building Grounds. If we have to do any work arising from a breach by you of this clause, we will charge you with the reasonable cost of that work and this cost will be payable by you on demand. 18.6 You agree not to fit or install any satellite dish, television or radio aerial. 18.7 Save for bedding, you agree not to bring any soft furnishings or other furniture (including but not limited to inflatable furniture) into the Accommodation and/or the Building except where the Accommodation Services Officer has given prior written consent. All such furniture must comply with any relevant fire safety legislation and you will be required to remove (at your own expense) any furniture that you have brought in to the Accommodation without our permission and/or which does not comply with legislation. 18.8 You agree to promptly report any loss, breakage, damage, repairs needed or failure of facilities to the Accommodation Services Officer.
Repairs Maintenance and Alterations. You must keep the Room in a clean and tidy condition at all times. You must not build up rubbish in the Room You shall only put rubbish in the bins provided by UCD. You must segregate rubbish and place recycled rubbish in designated recycling bin areas. You must leave the Room in the same condition at the end of your Period of Residence as when You found it at the beginning (fair wear and tear excluded) You must not make any alterations to the Room (including fitting any aerial or satellite dish) or make any alterations whatsoever in the internal arrangements or external appearance of the Room. You must not remove, alter or damage any furniture, equipment, windows, locks or curtains in the Room. You must not drill any holes or to affix any nails, tacks, screws, drawing-pins in the windows, doors, woodwork walls, floors or ceiling of the Room. Items may be attached to the notice board in the Room with pins, blu tack and sellotape; You must not hang any flags, banners, clothes or other items from the windows or the outside of the Room. You must report all maintenance and repair issues to Residence Management through SISWeb as soon as You become aware of them.
Repairs Maintenance and Alterations. City will: (a) maintain and repair the City Poles as needed, in its sole judgment, for its street light, utility, or municipal operations; and (b) correct any immediately life-threatening or hazardous condition. Except as specified in Article 27 (Special Provisions), neither City work on the City Poles, nor the condition of the City Poles, will entitle Licensee to any damages, relieve Licensee of the obligation to pay the License Fees and Additional Fees or perform each of its other covenants under this Master License, or constitute or be construed as a constructive termination of this Master License.
Repairs Maintenance and Alterations. 7.1 Landlord's Repair Obligations. Landlord will, subject to the casualty ----------------------------- provisions of Article 9, maintain (a) the Common Areas and Service Areas, (b) --------- roof, foundation, exterior windows and load bearing items of the Building; (c) exterior surfaces of walls; (d) plumbing, pipes and conduits located in the Common Areas or Service Areas of the Building, and (e) the Building central heating, ventilation and air conditioning, electrical, mechanical and plumbing systems. Landlord will not be required to make any repair in connection with or resulting from (i) any alteration or modification to the Premises or to Building equipment performed by or on behalf of Tenant or to special equipment or systems installed by or on behalf of Tenant, (2) the installation, use or operation of Tenant's property, fixtures and equipment, (3) the moving of Tenant's property in or out of the Building or in and about the Premises, (4) Tenant's use or occupancy of the Premises in violation of Article 6 or in a manner not --------- contemplated by the parties at the time of execution of this Lease (e.g., subsequent installation of special use rooms), (5) the acts or omissions of Tenant and Tenant's employees, agents, invitees, subtenants, licensees or contractors, (6) fire or other casualty, except as provided in Article 9, or (7) --------- condemnation, except as provided in Article 10. Depending upon the nature of ---------- repairs undertaken by Landlord, the cost of such repairs will be borne solely by Landlord or reimbursed to Landlord either by a particular tenant or tenants or by all tenants as an Operating Cost as provided in this Lease.
Repairs Maintenance and Alterations. You agree: 2 .9.1 to keep the Accommodation and the Contents (and, where applicable, the Communal Areas) hygienically clean and tidy through the Period of Residence; 2. 9.2 not to carry out any unlawful or illegalact; 2. 9.3 to place any rubbish and recyclablematerials in designated areas in the Hall or designated external Hall areas; 2. 9.4 not to: a) xxxx or change the decorative finish of the Accommodation or the Communal Areas; b) make any alteration to the fabric or surfaces of the Accommodation or the Communal Areas or any installation or equipment in them; c) apply sticky tape or Blu Tack or similar adhesive on the walls; d) stick pins, nails or screws into the walls; e) flush sanitary items or wet wipes down the toilet; f) pour oil or grease down the drains nor do anything else likely to block or harm the drains; g) remove any of the Contents; 2. 9.5 save for bedding, not to bring any soft furnishings or other furniture (including, but not limited to, inflatable furniture and bean bags) into the Accommodation and/or the Hall except where the University’s Accommodation Office has given prior written consent (acting reasonably). All such furniture must comply with any relevant fire safety legislation and you will be required to remove (at your own expense) any furniture that you have brought on to the Accommodation without our permission and/or which does not comply with legislation; and 2. 9.6 not to leave any personal belongings (including bicycles)or other obstacles in the Communal Areas or make these areas dirty or untidy or unsafe. If you do and we have to remove anything or arrange for additional cleaning, wemay charge you for the reasonable cost of doing so.
Repairs Maintenance and Alterations. 14.1 You agree to: 14.1.1 keep the inside of the Accommodation, including shared areas, in a clean and tidy condition at all times; 14.1.2 regularly remove rubbish and recycling from the Accommodation and to place it in the designated area at the Residence; 14.1.3 take reasonable care of all furniture and equipment provided by us in the Accommodation; 14.1.4 promptly report any loss, breakage, damage, repairs needed or failure of facilities to the Customer Service Reception online, via telephone or in person, and for the avoidance of doubt you shall be jointly and severally liable with all others occupying the Accommodation in respect of the above obligations. 14.2 You agree that you will not: 14.2.1 leave any personal belongings in the Communal Areas or the Residence Grounds and you will not alter or make dirty or untidy the Communal Areas or the Residence Grounds; 14.2.2 remove, change, alter or damage (including damage caused by neglect or misuse) the decorative finish or any part of the Accommodation and/or Residence. This includes not putting up posters and not making any holes in the furniture or fabric, including walls, to accommodate the wiring of your electrical appliances or for any other purpose. You also agree not to interfere with any fixtures, fittings, furniture or equipment, electrical, plumbing or telecommunications installation in the Accommodation, the Communal Areas any other part of the Residence or the Residence Grounds; 14.2.3 fit or install any, satellite dish, television or radio aerial or change the supply of electricity, gas or water to the Accommodation; 14.2.4 to bring any soft furnishings (save for bedding) or other furniture into the Accommodation and/or the Residence except where the Accommodation Office has given prior written consent. Any furniture must comply with any relevant fire safety legislation;

Repairs Maintenance and Alterations. Owner shall, at its own cost and expense, keep or cause to be kept the Property in good condition, repair and working order, reasonable wear and tear excepted, and in as reasonably safe condition as its operation will permit and will make all necessary repairs thereto, interior and exterior, structural and non-structural, ordinary as well as extraordinary and foreseen as well as unforeseen, including any repairs required by any law, ordinance or regulation, and all necessary replacements or renewals. Owner shall not commit or cause or permit to be committed any waste with respect to the Property. Owner shall keep and maintain or cause to be kept and maintained all grounds, sidewalks, roads, parking and landscape areas which are part of the Property in good and neat order and repair and not to commit, suffer or permit any act to be done in or upon the Property in violation of any law, ordinance or regulation.
