Common use of Maintenance and Repair - Tenant Clause in Contracts

Maintenance and Repair - Tenant. At Tenant’s expense, and except for Landlord’s obligations set forth in Section 5.3 hereof, reasonable wear and tear and damage from fire or other casualty, to keep the Leased Premises, including all interior and exterior glass, clean, neat and in good order, repair and condition, and to keep the Leased Premises in as good condition, order and repair as the same are at the Term Commencement Date or thereafter may be put, reasonable wear and use and damage by fire or other casualty only excepted, it being understood that the foregoing exception for reasonable wear and use shall not relieve Tenant from the obligation to keep the Leased Premises in good order, repair and condition including, without limitation, all necessary and ordinary non-structural repairs, replacements and the like. Tenant also agrees to abide by reasonable rules and regulations that Landlord may adopt from time to time.
