Managing Agent’s Obligations. 3.1 The Managing Agent shall carry out the duties and obligations and perform the services in accordance with the provisions set out in the First Schedule [hereinafter called the “Services”]. 3.2 The Services to be rendered by the Managing Agent pursuant to this Agreement shall be undertaken with that degree of skill, efficiency and judgment normally exercised by professional property management firm with regard to services of a comparable nature. The Managing Agent is also to manage the said Estate in the economic way and to maintain a safe, harmonious and pleasant environment for all tenants and occupiers of the estate. 3.3 In absence of specific written instructions and directions from the Management Corporation, the Managing Agent shall manage and maintain the common property as may reasonably be required of a professional property management firm.
