Mold. Whether or not you experience mold growth in the Premises depends largely on how you manage and maintain your Apartment and on your prompt notice to us of mold conditions. We will not be responsible for any injuries or damages to you or any other person relating to mold caused, in whole or in part, by your failure to clean and maintain the Premises as herein required, or to promptly notify us of conditions in need of repair or maintenance. You understand that the Apartment is subject to mold or mildew growth if not properly maintained or if excessive moisture is present. You agree to maintain the Apartment in a manner that prevents excessive moisture and the occurrence of mold or mildew growth in the Apartment. As part of your compliance with this general obligation, you agree to do the following: (a) Keep the Apartment, including without limitation the kitchen and bathroom areas, clean and dry; (b) Remove all moisture accumulation on windows, walls, ceilings, floors and other surfaces as soon as possible and within 24 hours; (c) Use fans in the bathroom and/or open bathroom windows while showering or bathing and after the shower or bath until all moisture on the mirrors, bathroom walls and tile surfaces has dissipated, after taking a shower or bath, all moisture should be wiped off the shower walls and doors, the bathtub and the bathroom floor, hang up all towels and bath mats so they will completely dry; (d) Use reasonable care to prevent outdoor water from penetrating into the interior of the Apartment via windows or otherwise; (e) Use exhaust fans or open windows whenever cooking, dishwashing or cleaning to allow moisture to escape from the Apartment; (f) Take all reasonable measures to control the moisture level in the Apartment; (g) On a routine basis, and at least once per month, visually inspect all areas of the Apartment for mold growth or signs of water damage and wetness; (h) Immediately report to Management orally and in writing any water leaks or water intrusions into the Apartment, or any excess water in or in the vicinity of the Apartment (walls, floor, ceiling, etc.) or in the building, such as plumbing leaks, roof leaks, foundation leaks, drips, sweating pipes, flooding or puddling of water; (i) Immediately report to Management orally and in writing any mold growth you find, identifying the location where found inside the Apartment; and (j) Immediately report to Management orally and in writing any problems you become aware of relating to fans, heating, air conditioning or other ventilation systems.

Mold. Whether A. Actionable mold is either visible mold or not you experience airborne mold of types and concentrations in excess of that found in the local outdoor air or non-problematic control areas elsewhere in the same building, whichever is lower. The Lessor shall safely remediate all actionable mold in accordance with sub-paragraph C below. B. The Lessor shall provide Space to the Government that is free from actionable mold and free from any conditions, such as ongoing water leaks or moisture infiltration, that reasonably can be anticipated to permit the growth of actionable mold or are indicative of the possibility that actionable mold will be present (indicators). Ventilation zones serving the Space shall also be free of actionable mold. C. Within seventy-two (72) hours following a flood, plumbing leak or heavy rain whereby the Government Space or ventilation zones serving the Space may have become moisture damaged, the Lessor shall repair any leakage sources and remediate the moisture damage. D. Whenever mold is visible, mold odors are present, or occupants of the Space register complaints about mold, the Lessor shall employ a board-certified, industrial hygienist or equivalently qualified consultant to inspect and evaluate the Space and ventilation zones serving the Space for visible and/or actionable mold presence. Inspection shall take place no later than fifteen (15) calendar days following notification by the Government to the Lessor of a potential mold issue. The Lessor shall promptly furnish these inspection results to the Government. The Lessor shall safely remediate all actionable mold, as well as visible moldy and/or water damaged materials, identified by the consultant using a qualified remediation contractor following the methods identified in "Mold Remediation in Schools and Commercial Buildings" (EPA 402-K-01-001, September 2008) and all applicable state laws pertaining to mold remediation practices. Remediation shall be completed pursuant to a schedule or time frame agreed to in writing by the RECO, which shall be no later than ninety (90) calendar days following confirmation of the presence of actionable mold. E. The presence of actionable mold in the Premises depends largely on how you manage and maintain your Apartment and on your prompt notice to us of mold conditions. We will not may be responsible for any injuries or damages to you or any other person relating to mold causedtreated as a Casualty, as determined by the Government, in whole or accordance with the Fire and Other Casualty clause contained in partthe General Clauses of this Lease. In addition to the provisions of the Fire and Other Casualty clause of this Lease, by your failure to clean and maintain should a portion of the Premises as herein requiredbe determined by the Government to be un-tenantable due to an act of negligence by the Lessor or his agents, or to promptly notify us of conditions in need of repair or maintenance. You understand that the Apartment is subject to mold or mildew growth if not properly maintained or if excessive moisture is present. You agree to maintain Lessor shall provide reasonably acceptable alternative Space at the Apartment in a manner that prevents excessive moisture and the occurrence of mold or mildew growth in the Apartment. Landlord recommends that air conditioning is used at all times if unit are air conditioning. Tenant hereby agrees to: keep the Premises clean and regularly dust, vacuum and mop; use ceiling fans if present; use hood vent when cooking, cleaning and dishwashing; run exhaust fan when bathing/showering and afterward for a sufficient amount of time to remove moisture; hang shower curtains inside bathtub when showering; securely close shower doors if present; leave bathroom and shower doors open after use; inspect regularly for leaks around and under sinks, tubs, toilets, dishwashers, water heaters, washers, etc.; immediately wipe down any and all moisture and/or spillages on all hard surfaces, floors, walls, vanities/sink tops, windows and xxxxx; avoid air drying dishes; not hang-dry clothes indoors; use dryer if present for wet towels; avoid excessive amounts of indoor plants and water all indoor plants outdoors; open blinds/curtains to allow light into Premises; keep closet doors ajar; use household cleaners on any hard surfaces; regularly empty dehumidifier if used; remove any moldy or rotting food immediately from the Premises and take garbage outside regularly. Tenant shall immediately report in partwriting to Landlord: visible or suspected mold; all air conditioning or heating problems or spillage; plant watering overflows; musty odors, by your failure shower/bath/sink/toilet overflows; leaky faucets, plumbing, animal urine accidents; discoloration of walls, baseboards, doors, window frames, ceiling; moldy clothing; refrigerator and air conditioning drip pan overflows; moisture dripping from or around any vents or air conditioning condenser lines; loose, missing or failing grout or caulk around tubs, showers, sinks, faucets, and countertops; clothes dryer vent leaks and any and all moisture. If mold has occurred on a small non-porous surface such as ceramic tile, Formica, vinyl flooring, metal or plastic and the mold is not due to an ongoing leak or moisture problem, Tenant agrees to clean the areas with soap (or detergent) and maintain a small amount of water, let the Premises surface dry and then, within 24 hours, apply a non staining cleaner such as herein requiredLysol Disinfectant, Pine-Sol Disinfectant, Tilex Mildew Remover or Clorox Cleanup. Landlord reserves the right to promptly notify us of conditions terminate the tenancy and Tenant agrees to vacate the premises in need of repair or maintenance. You agree to comply with all instructions and requirements necessary to prepare the Residence and/or Property for investigation and remediation, to control water intrusion, to control mold growth, or to make repairs. Storage, cleaning, removal, or replacement of contaminated or potentially contaminated personal property will be your responsibility unless the elevated mold growth was the result of our negligence, intentional wrongdoing or violation of law. We are not responsible for any condition about which we are not aware. You agree to provide us with copies of all records, documents, sampling data and other material relating to any water leak, excessive moisture, mold conditions in the Residence or Property as soon as you obtain them. Mold. Whether or Manager may terminate this lease pursuant to this provision and Mold Addendum Agreement. IN CASES WHERE THE TENANT SUSPECTS MOLD IN THE PREMISES FOR WHATEVER REASON AND/OR INFORMS MANAGER OF THE SUSPICION OF MOLD IN THE PREMISES, TENANT MUST FIRST CONTACT MANAGER’S REPAIR DEPARTMENT. IF MANAGER’S CONTRACTOR CANNOT VISIBLY SEE ANY EVIDENCE OF MOLD, TENANT MUST OBTAIN, AT THE TENANT’S COST, A MOLD INSPECTION REPORT FROM A LICENSED AND INSURED MOLD REMEDIATION SPECIALIST, UNRELATED TO THE TENANT IN ANY WAY, IN THE COUNTY IN WHICH THE PREMISES IS LOCATED. Tenant must supply Manager with the license and insurance information of the mold specialist immediately after obtaining the same to inspect the premises and notify Manager of the exact date and time of said inspection to be performed. Manager may be present for any mold inspection. Tenant shall inform the Mold Inspector to deliver a copy of the report to Manager. Upon receipt of the inspection report, Tenant shall immediately deliver to Manager a copy. If dangerous mold is deemed present, property owner will reimburse Tenant for the cost of the mold inspection report with the following limits: Manager’s reimbursement liability is limited (1) to the accepted reasonable market cost of such a report at the time such report was made on request of the Tenant; (2) in any case, to the maximum of $ , and (3) if Manager obtains a mold inspection report from a licensed Mold Remediation Specialist, which reveals that no dangerous mold is present, in which case, property owner will only be obligated to reimburse Tenant for the first mold inspection as described herein upon the opinion of a third licensed Mold Remediation Specialist, which is to be paid for by the Tenant. Tenant must comply with all notice requirements in this lease and may not you experience mold growth in refuse to notify the Premises depends largely on how you manage and maintain your Apartment and on your prompt notice to us Manager of the suspicion of the presence of mold conditionseven if Tenant does not want to pay for such a report. Mold. Whether Fungi, mold, toxic mold, mycotoxins, microbial volatile organic compounds and other micro-organisms (collectively “Mold”) naturally occur in the soil, water, plants and air that may be present on the materials used on the Home. Mold is a known allergen which can cause respiratory problems in some people and aggravate asthma symptoms. According to the EPA, other health effects may be linked to toxic mold, including immune system suppression, acute or not you experience mold chronic liver or central nervous system damage, endocrine effects, and cancer, based on some case reports and occupational studies. Owner is advised that it can take positive steps to reduce or eliminate the occurrence of Mold growth in the Premises Home, and thereby minimize any possible adverse effects that may be caused by Mold. These steps include the following. (a) Before bringing items into the Home, check for signs of Mold. Potted plants (roots and soil), furnishings, or stored clothing and bedding material, as well as many other household goods, could already contain Mold growth. Once Mold is brought into the Homes, its spores can spread to other areas of the Home. (b) Regular vacuuming and cleaning will help reduce Mold levels. Mild bleach solutions and most tile cleaners are effective in eliminating or preventing Mold growth. • Keep the humidity in the Home low. Ventilate kitchens and bathrooms by opening the windows, using exhaust fans, or running the air conditioning to remove excess moisture in the air. Promptly clean up and dry spills, condensation and other sources of moisture. Promptly replace any materials that cannot be thoroughly dried, such as drywall or insulation. • Inspect for leaks on a regular basis. Look for discolorations or wet spots. Repair any leaks promptly. Inspect condensation pans (refrigerators and air conditioners) for Mold growth. Take notice of musty odors, and any visible signs of Mold. • Should Mold develop, thoroughly clean the affected area with a mild solution of bleach. First, test to see if the affected material or surface is color safe. Porous materials, such as fabric, upholstery or carpet should be discarded. Should the Mold growth be severe, call on the services of a qualified professional. • Do not modify the grading or drainage pattern of the lot without consulting a licensed civil engineer and obtaining local building department approval so as to assure that the drainage pattern on the property will be maintained. The occurrence of Mold growth in the Home depends largely primarily on how you manage the Owner manages, inspects and maintain your Apartment and on your prompt notice maintains the Home. This warranty excludes damages caused by mold, including those that are alleged to us be associated with defects in construction or materials. This warranty also excludes property damage, loss of mold conditions. We will not be responsible for use, loss of value, loss of income, emotional distress, personal injury or any injuries or damages to you adverse health effects, death, or any other person relating to mold causedeffects, in whole damages, expenses or in part, by your failure to clean and maintain the Premises as herein required, or to promptly notify us of conditions in need of repair or maintenancelosses. You understand that the Apartment is subject to mold or mildew growth if not properly maintained or if excessive moisture is present. You agree to maintain the Apartment in a manner that prevents excessive moisture The Company disclaims and the occurrence of mold or mildew growth in the Apartment. As part of your compliance with this general obligation, you agree to do the following: (a) Keep the ApartmentOwner waives all implied warranties, including without limitation but not limited to the kitchen and bathroom areasimplied warranties of workmanlike construction, clean and dry; (b) Remove all moisture accumulation on windows, walls, ceilings, floors and other surfaces as soon as possible and within 24 hours; (c) Use fans in the bathroom and/or open bathroom windows while showering or bathing and after the shower or bath until all moisture on the mirrors, bathroom walls and tile surfaces has dissipated, after taking a shower or bath, all moisture should be wiped off the shower walls and doors, the bathtub and the bathroom floor, hang up all towels and bath mats so they will completely dry; (d) Use reasonable care to prevent outdoor water from penetrating into the interior of the Apartment via windows or otherwise; (e) Use exhaust fans or open windows whenever cooking, dishwashing or cleaning to allow moisture to escape from the Apartment; (f) Take all reasonable measures to control the moisture level in the Apartment; (g) On a routine basishabitability, and at least once per month, visually inspect all areas fitness of the Apartment for mold growth or signs of water damage and wetness; (h) Immediately report to Management orally and in writing any water leaks or water intrusions into the Apartmentpurpose, or any excess water in other warranties that could be construed to cover the presence or effects of Mold in the vicinity of the Apartment (walls, floor, ceiling, etcHome.) or in the building, such as plumbing leaks, roof leaks, foundation leaks, drips, sweating pipes, flooding or puddling of water; (i) Immediately report to Management orally and in writing any mold growth you find, identifying the location where found inside the Apartment; and (j) Immediately report to Management orally and in writing any problems you become aware of relating to fans, heating, air conditioning or other ventilation systems.

As you know, this Apartment Community is located in an area where climate and many other environmental and hygienic conditions can lead to the amplification (excessive growth) of naturally occurring mold, mildew and other microorganisms within the Apartment. If unaddressed, excessive mold growth can lead to problems with indoor air quality. When this occurs, it can cause damages to the Apartment and your personal property and may affect your health. Whether or not you experience mold growth in the Premises depends largely on how you manage and maintain your Apartment Apartment, and on your prompt notice to us of mold conditions. We will not be responsible for any injuries or damages to you or any other person relating to mold caused, in whole or in part, by your failure to clean and maintain the Premises as herein required, or to promptly notify us of conditions in need of repair or maintenance. You understand that the Apartment is subject to mold or mildew growth if not properly maintained or if excessive moisture is present. You agree to maintain the Apartment in a manner that prevents excessive moisture and the occurrence of mold or mildew growth in the Apartment. Immediately report to Management orally and in writing any water leaks or water intrusions into the Apartment, or any excess water in or in the vicinity of the Apartment (walls, floor, ceiling, etc.) or in the building, such as plumbing leaks, roof leaks, foundation leaks, drips, sweating pipes, flooding or puddling of water; (i) . i.
