Common use of Mortgage Protection Clause in Contracts

Mortgage Protection. In the event of any default on the part of Landlord, Tenant will give notice by registered or certified mail to any beneficiary of a deed or trust or mortgagee of a mortgage covering the Premises whose address shall have been furnished it, and shall offer such beneficiary or mortgagee a reasonable opportunity to cure the default, including time to obtain possession of the Premises by power of sale or a judicial foreclosure, if such should prove necessary to effect a cure.

Mortgage Protection. In the event of any default on the part of Landlord, at any time there is an outstanding Mortgage covering the Premises, Tenant will give notice by registered or certified mail to any beneficiary of a deed or of trust or mortgagee of a mortgage covering the Premises whose address shall have been furnished it, and shall offer such beneficiary or mortgagee a reasonable opportunity to cure the default, including time to obtain possession of the Premises by power of sale or a judicial foreclosure, if such should prove necessary to effect a cure.

In the event of any default on the part of Landlord, Tenant will give notice by registered or certified mail to any beneficiary of a deed or of trust or mortgagee of a mortgage covering the Premises whose who has provided Tenant with notice of its interest together with an address shall have been furnished itfor receiving notice, and Tenant, without terminating this Lease, shall offer such beneficiary or mortgagee a reasonable opportunity to cure the default, including time to obtain possession of the Premises by power of sale or a judicial foreclosure, if such should prove necessary to effect a cure.

In the event of any default on the part of Landlord, Tenant will give notice by registered or certified mail to any beneficiary of a deed lessor under any underlying ground lease or trust Lender who directly or mortgagee of a mortgage covering the Premises whose address through Landlord shall have been furnished itrequested of Tenant, in writing, that it be provided with such notice, and Tenant shall offer such beneficiary Lender or mortgagee lessor a reasonable opportunity to cure the default, including time to obtain possession of the Premises by power of sale or a judicial foreclosure, foreclosure or other appropriate legal proceedings if such should prove reasonably necessary to effect a cure.
