Common use of Net Lease; Non-Terminability Clause in Contracts

Net Lease; Non-Terminability. This is an absolutely "Bond Type" net lease to the Landlord. It is the intent of the parties hereto that the Minimum Rental payable under this Lease shall be an absolutely net return to the Landlord and that the Tenant shall pay all costs and expense relating to the Premises, unless otherwise expressly provided in this Lease. Any amount or obligation herein relating to the Premises which is not expressly declared to be that of the Landlord shall be deemed to be an obligation of the Tenant to be timely performed by the Tenant at the Tenant's expense. Except as otherwise specifically provided in Section 12 hereof, this Lease shall not terminate nor shall Tenant have any right to terminate this Lease; nor
