No Obligation on the Part of Landlord. Landlord shall have no obligation to provide any utility services to the Premises, or any part thereof, and Landlord shall not have any responsibility or liability to Tenant or any third party in the event any such utility services are not provided to the Premises, or any part thereof; provided that the foregoing shall not negate Landlord’s obligation to cooperate with Tenant as set forth in Section 5.01.
