Notice to Quit and Holdover. Xxxxxx agrees, at least sixty (60) days prior to the expiration of the term, to give written notice to Landlord of the Tenant’s intention to vacate the home at the end of the term of the Lease Contract. If such notice is not timely given, Tenant shall be liable for and agree to pay Landlord the rent due for the following month if the home is not re-rented. Landlord is not obligated to give sixty (60) days notice. Landlord must give the appropriate notice provided for in the Colorado Revised Statutes, which in some cases is as little as three (3) days notice. In the event that Xxxxxx holds over the home after the term of the Lease Contract, the tenancy shall be deemed a month-to-month residency.
