Common use of Peaceful Enjoyment Clause in Contracts

Peaceful Enjoyment. Animals must not be kept or allowed to stay in the rented property without the written agreement of the lessor. Both parties or third parties to whom they granted access must refrain from any activities which could disturb the peace of the occupants or neighbours. The lessor undertakes to ensure the peaceful enjoyment of the rented property, unless the disturbance of the enjoyment is caused by the actions of independent third parties. The lessor only has access to the rented property:  in the event of force majeure  with the permission of the tenant  after prior written notification to the tenant from the lessor, with a view to compliance with the internal regulations. The written notification, along with a proposed time, shall be sent in good time to the tenant, who may propose a new time which cannot be later than 5 days after the initially proposed time.
