Common use of Port’s Right to Perform Clause in Contracts

Port’s Right to Perform. Upon Xxxxxx’s failure to perform any obligation, or make any payment required of Tenant hereunder, beyond the applicable notice and cure period, the Port shall have the right (but not the obligation) to perform such obligation of Tenant on behalf of Tenant and/or to make payment on behalf of Tenant to such parties. Tenant shall reimburse the Port the reasonable cost of the Port’s performing such obligation on Xxxxxx’s behalf, including reimbursement of any amounts that may be expended by the Port, plus interest at the Default Rate, as Additional Rent; provided, however, the Port shall provide Leasehold Mortgagee notice and opportunity to cure as set forth in ARTICLE 20.
