Common use of Port’s Right to Perform Clause in Contracts

Port’s Right to Perform. Upon Xxxxxx’s failure to perform any obligation or make any payment required of Tenant hereunder, Landlord shall have the right (but not the obligation) to perform such obligation of Tenant on behalf of Tenant and/or to make payment on behalf of Tenant to such parties. Tenant shall reimburse Landlord the reasonable cost of Landlord’s performing such obligation on Xxxxxx’s behalf, including reimbursement of any reasonable amounts that may be expended by Landlord, plus interest at the Default Rate.
