Protection of Flooring. Annually, on the anniversary of the Effective Date, Lessee shall provide Lessor with a mitigation and maintenance plan to prevent any harmful effects due to the existence of asbestos beneath the floors. The proposed mitigation and maintenance plan may include stripping and waxing the floors twice annually. All such mitigation and maintenance plans shall be subject to prior approval of Lessor. If Xxxxxx fails to implement the approved mitigation plan, the Lessor may complete, or cause to be competed, such mitigation. Lessee shall pay the full cost incurred by Xxxxxx in completing the required mitigation within thirty (30) days of receipt of the invoice.
