Quiet Enjoyment Title. Tenant, upon paying the rents and observing and performing all of the terms, conditions and agreements on the part of Tenant to be performed as provided in this Lease, will have the "quiet enjoyment" (as defined by law) of the Premises, including all improvements on the Premises, for the term of this Lease. Quiet Enjoyment Title. Lessor covenants that Lessee, on paying the Rent and otherwise complying with the terms of this Lease, shall peaceably and quietly have, hold the Leased Premises. Lessor covenants that Lessor is seized of good and sufficient title and interest to the Leased Premises and has full authority to enter into and execute this Lease. Lessor further covenants that (i) there are no liens, covenants, easements or restrictions which prevent the use of the Leased Premises by Lessee as set forth in this Lease; and (ii) Lessor’s execution and performance of this Agreement will not violate any laws, ordinances, covenants or the provisions of any mortgage, lease or other agreement binding on Lessor.

  • Quiet Possession Upon Tenant paying the rent reserved hereunder and observing and performing all of the covenants, conditions and provisions on Tenant's part to be observed and performed hereunder, Tenant shall have quiet possession of the Premises for the entire term hereof, subject to all the provisions of this Lease.
