Removal of Chattels. In case of removal by the Tenant of the goods and chattels of the Tenant from the Demised Premises other than in accordance with this Lease, the Landlord may follow same for thirty (30) days in the same manner as is provided for in the Commercial Tenancies Act, R.S.O. 1990, c.L.7.
Removal of Chattels. If the Tenant removes its goods and chattels from the Leased Premises, the Landlord may follow them for thirty (30) days as provided in the Commercial Tenancies Act of Ontario.

The Tenant agrees that all goods, chattels and fixtures when moved into the Premises shall not, except in the normal course of business, be removed from the Premises until all Rent due or to become due during the Term, and all other amounts payable by the Tenant, are fully paid. In case of removal by the Tenant of the goods and chattels of the Tenant from the Premises, the Landlord may follow same for thirty (30) days in the same manner as is provided for in The Landlord and Tenant Act (Ontario) or any like legislation in any other province in Canada.

The Lessee may, at any time during the original term of this Lease or any renewal or extension thereof, if Lessee is not then in default hereunder, remove all or any part of the furniture, trade fixtures, business equipment and all other improvements or personal property of the Lessee; provided, however, that any damage caused to the leased premises as a result of such removal shall be corrected by the Lessee at its own expense.

If the Tenant at any time throughout the Term or at the expiration or earlier termination of the Term is in default under this Lease, the Landlord shall have a lien on all stock-in-trade, inventory, fixtures, equipment and facilities of the Tenant, which are hereby mortgaged by the Tenant to the Landlord as security against loss or damage resulting from any such default by the Tenant and such items shall not be removed by the Tenant until such default is cured, or the prior written consent of the Landlord has been obtained. The provisions of this Section shall survive the expiration or earlier termination of this Lease. In case of removal by the Tenant of the goods and chattels of the Tenant from the Leased Premises, the Landlord may follow same.
