RENT, ITS DETERMINATION, COMMENCEMENT AND METHOD OF PAYMENT. 3.1 Basic Rent. Commencing on the Rent Commencement Date and continuing thereafter on the first day of each and every calendar month occurring during the Lease Term, Tenant shall pay Basic Rent to Landlord (or to such other person as Landlord by written notice instructs Tenant to make such payments for Landlord’s benefit and account) in advance in the amounts set forth in Section 1.1 above without notice, billing or demand therefor and without any deduction, set-off, credit or abatement of any kind. The monthly payment of Basic Rent for any partial calendar month occurring during the Lease Term shall be pro rated on a daily basis using the actual number of calendar days in said month. Tenant shall pay each monthly installment of Basic Rent at the Original Address of Landlord set forth above or at such other place as Landlord may by written notice to Tenant direct, such notice to be effective upon receipt.
