Restoration of Certain Improvements and the Tangible Personal Property. If Lessee is required or elects to restore the Facility, Lessee shall either (a) restore (i) all alterations and improvements to the Leased Property made by Lessee and (ii) the Tangible Personal Property or (b) replace such alterations and improvements and the Tangible Personal Property with improvements or items of the same or better quality and utility in the operation of the Leased Property provided, however, that Lessee shall be obligated to so restore or replace the Tangible Personal Property only to the extent desirable for the prudent operation of the Facility in the good faith exercise of commercially reasonable business judgment.
