Rights cumulative, non-exclusive. The rights and remedies which the Finance Documents give to each Creditor Party are:
(a) cumulative;
(b) may be exercised as often as appears expedient; and
(c) shall not, unless a Finance Document explicitly and specifically states so, be taken to exclude or limit any right or remedy conferred by any law.

The rights, powers, and privileges specifically granted to the Beneficiary under this Deed of Trust (hereinafter collectively called “Rights) are not in limitation of but in addition to those which it is entitled under any general or local law, now or hereafter existing. All of the Rights of the Beneficiary are cumulative and not alternative and may be enforced successively or concurrently. Failure of the Beneficiary to exercise any of its Rights shall not impair any of its Rights nor be deemed to apply to any other such Rights nor shall any waiver be effective unless in writing and signed by the party waiving the right.
