Services by Landlord. 10.01 Landlord shall furnish the following services to the Premises and the Parcel: (a) Keep in operation in the Building a heating apparatus during such periods as same may be necessary to maintain an inside temperature at 70 degrees at a minimum outside temperature of 0 degrees dry bulb between the 15th day of October and the 1st day of May of each year and an air conditioning system during such periods as same may be necessary to maintain an inside temperature of 78 degrees when the outside temperature is at a maximum of 94 degrees dry bulb to be operated throughout the term of this Lease or any renewal hereof, between the hours of 8:00 a.m. to 6:00 p.m., Monday through Friday (Legal Holidays excepted as set forth in Exhibit "F"), subject, however, to governmental requirements. Landlord, at its cost, at the inception of this Lease, will furnish a light bulb or bulbs or fluorescent tube or tubes, as the case may be, and standard ballasts, for each lighting fixture then installed on the Premises. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 (d). Notwithstanding the foregoing, Tenant shall have the right to enter and use the Premises at all hours and times in which event Tenant agrees to keep all outside doors locked. (d) Make such repairs and replacements to the Premises as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns). (e) Provide window washing, landscaping, including lawn maintenance, snow removal from sidewalks, driveways and parking areas and directory board maintenance.

Services by Landlord. 10.01 Landlord shall furnish agrees to provide to Tenant the following services to the Premises and the Parcelservices:
(a) Keep in operation in General cleaning and janitorial service required as a result of normal, prudent use of the Building a heating apparatus during Demised Premises and only on Mondays through Fridays, inclusive, with New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and such periods as same may be necessary to maintain an inside temperature at 70 degrees at a minimum outside temperature of 0 degrees dry bulb between other holidays which are observed locally by national banks (herein collectively called the 15th day of October and the 1st day of May of each year and an air conditioning system during such periods as same may be necessary to maintain an inside temperature of 78 degrees when the outside temperature is at a maximum of 94 degrees dry bulb to be operated throughout the term of this Lease or any renewal hereof, between the hours of 8:00 a.m. to 6:00 p.m., Monday through Friday (Legal Holidays excepted as set forth in Exhibit "FHolidays"), subject, however, to governmental requirements. Landlord, at its cost, at the inception of this Lease, will furnish a light bulb or bulbs or fluorescent tube or tubes, as the case may be, and standard ballasts, for each lighting fixture then installed on the Premises. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 (d). Notwithstanding the foregoing, Tenant shall have the right to enter and use the Premises at all hours and times in which event Tenant agrees to keep all outside doors locked) excepted.
(b) Furnish cold water (Heating and air-conditioning service daily on Monday through Fridays, inclusive, with Holidays excepted, from 8:00 A.M. to 6:00 P.M. and on Saturdays, if not a Holiday, from 8:00 A.M. to 1:00 P.M. Landlord reserves the right to prohibit the use of machines and equipment that generate excessive heat in their operation. Should Tenant desire either heating or air-conditioning at times when such services are not furnished by Landlord under the normal temperature terms of the water supply this Lease, Landlord will furnish such services as requested by Tenant upon not less than 24 hours notice from Tenant, at Tenant's expense and at such hourly charge as is from time to the Building) to the Building time determined by Landlord. Payments for drinking such additional services shall be deemed Additional Rental due from Tenant and lavatory purposes shall be due and hot water (from the regular Building supply at prevailing temperatures) to the Building for lavatory purposes.payable on demand;
(c) Cause the Premises Elevator service daily on Mondays through Fridays, inclusive, with Holidays excepted, and 8:00 A.M. to 6:00 P.M. and on Saturdays, if not a Holiday, from 8:00 A.M. to 1:00 P.M. At least one elevator shall be cleaned after normal business hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".operative at all other hours; and
(d) Make such repairs Electric current for lighting and replacements to reasonable facilities for furnishing usual and normal electric power for medical office space. Tenant shall not, without Landlord's prior written consent, use any equipment, including, diagnostic equipment, X-ray machines, or any other machines which use electric current in excess of 110 volts, which will increase the amount of electricity ordinarily furnished for the use of the Premises as reasonably required (medical office space or which requires clean circuits or other special distribution circuits. Landlord's consent for Tenant's use of such equipment shall be conditioned upon Tenant and Landlord agreeing upon the amount Tenant shall solely be responsible pay each month for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns)increased electrical consumption.
(e) Provide window Water shall be provided to the Demised Premises in an amount sufficient for private toilets and for hand washing. The cost of any water used in excess of such amount shall be reimbursed to Landlord on demand as Additional Rental, landscapingwith the amount and cost of such excess determined by Landlord in its reasonable discretion.
(f) Upon Landlord determining Tenant is using utility services that are not consistent with normal office usage, including lawn maintenanceLandlord reserves the right to install separate metering devices, snow removal from sidewalksat Tenant's expense, driveways and parking areas and directory board maintenanceto charge Tenant for the cost of all excess or after-hours use of services.

Services by Landlord. 10.01 Landlord shall cause to be furnished to the Premises, during the hours of 7:00 A.M. to 6:00 P.M., Monday through Friday, and 8:00 a.m. to 1:00 p.m. on Saturday each and every week (excluding New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day) for all areas of the Premises (collectively, "Standard Hours of Operation") the following services: janitorial services (as described in Exhibit N attached hereto); water for drinking, lavatory and toilet purposes on each floor; operatorless elevator service; trash removal in accordance with city schedules; electricity for general office space use; and heating, ventilation and air conditioning sufficient for the reasonable comfort of the occupants of the Premises, provided heating, ventilation, and cooling conforming to any valid governmental regulation prescribing limitations thereon shall be deemed to comply with this service. Landlord shall furnish the following services to Premises with sufficient and proper electricity for routine usage and lighting, which includes, but is not limited to, the operation of general office machines, such as electric typewriters, personal computers, word processing equipment, dictating equipment, calculating machines, work station peripherals, printers, and general service non-production type office copy machines. Landlord shall further maintain, service and replace building standard fluorescent lighting fixtures, including the replacement of fluorescent bulbs, and all other lighting fixtures, lamps and controls. Tenant shall not install equipment with unusual demands for any of the foregoing without Landlord's prior written consent, which Landlord may withhold if it determines that in its reasonable opinion such equipment may not be safely used in the Premises and the Parcel:

If heat generating machines or any renewal hereof, between the hours of 8:00 a.m. to 6:00 p.m., Monday through Friday (Legal Holidays excepted equipment other than as set forth or contemplated above shall be used in Exhibit "F")the Premises by Tenant which affect the temperature otherwise maintained by the heating and air conditioning system, subject, however, to governmental requirements. Landlord, at its cost, at the inception of this Lease, will furnish a light bulb or bulbs or fluorescent tube or tubes, as the case may be, and standard ballasts, for each lighting fixture then installed on the Premises. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 (d). Building before 3:00 p.m. of the business day preceding the extra usage, (b) Furnish cold water (at the normal temperature of the supply of water supply to the Building) to the Building for drinking lavatory and lavatory toilet purposes and hot water (from the regular Building supply at prevailing temperatures) for lavatory purposes, (c) restroom facilities (including handicap restroom facilities), (d) electric lighting for all public areas and special service areas of the Building in the manner and to the extent deemed by Landlord to be reasonable and standard including replacement of Building standard light bulbs and tubes, (e) janitor and maid service to the Premises on weekdays other than holidays, (f) exterior window washing, (g) cleaning and maintenance of parking areas, exterior walkways and landscaping, (h) non-exclusive passenger elevator service, (i) routine maintenance and replacement of light bulbs in the Common Areas, (j) light and fluorescent bulb replacement in the Premises (at Tenant’s cost), (k) access control cards (to include allowing Tenant access to the Building during other than normal business hours), (l) vermin and pest control services and (m) fire sprinkler systems. Electricity in such amounts as is customarily used for lavatory purposes.
(c) Cause general office purposes will be furnished during normal business hours by Landlord at its sole cost as part of the Fixed Base Rent due under this Lease, and Landlord shall install a sub-meter for the Premises to be cleaned after normal business measure the after-hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".
(d) Make such repairs and replacements to electricity used at the Premises as reasonably required (“After-Hours Electricity”). Within ten (10) days of Landlord’s delivery of a statement detailing the cost for After-Hours Electricity, Tenant shall solely be responsible reimburse Landlord for one hundred (100%) of such After-Hours Electricity costs. LandlordLandlord shall furnish Suite 200 of the Premises with electricity for the maintenance of building standard fluorescent lighting composed of 2' x 4' fixtures. Landlord shall also furnish Suite 200 of the Premises with electricity for lighting for the aforesaid building standard fluorescent lighting and for the operation of general office machines, at the inception of this Leasesuch as electric typewriters, will furnish a light bulb or bulbs or fluorescent tube or tubesdesk top computers, as the case may beword processing equipment, dictating equipment, adding machines and calculators, and standard ballasts, for each lighting fixture then installed on the Premisesgeneral service non-production type office copy machines. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 (d). Notwithstanding the foregoing, Tenant Landlord shall have the right to enter and use inspect the Premises and all electrical devices therein from time to time, provided that Landlord shall have no obligation to provide more than fifty (50) circuits of electricity for convenience outlets serving Suite 200 of the Premises. After hours heating and air conditioning is available to Suite 200 at a charge of $25.00 per hour, per zone, with a minimum of two (2) hours per occurrence. All additional costs resulting from Tenant's extraordinary usage of heating, air conditioning or electricity shall be paid by Tenant upon demand as Additional Rent for each month or portion thereof, and Tenant shall not install equipment with unusual demands for any of the foregoing without Landlord's prior written consent, which Landlord may withhold if it determines that in its opinion such equipment may not be safely used in the Premises or that electrical service is not adequate therefor. Provided however, Tenant may install a supplemental HVAC unit to serve the Premises or other high demand equipment at its own cost and expense. The supplemental HVAC unit or high demand equipment shall be approved by Landlord and shall be installed in a location approved by Landlord and, if installed in Suite 200, separately metered by an E/mon D/mon, or equivalent, meter. Tenant shall pay all hours costs involved in installing and times maintaining the supplemental HVAC unit and/or equipment and related meter, including purchase, installation, maintenance, removal and restoration costs (if Landlord requires removal at the end of the Lease Term), and monthly utility bills read from the meter in which event Suite 200 by Landlord. Monthly utility bills from the meter shall be paid in the same manner as Rent under Section Four of this Lease and subject to the same penalties for nonpayment or late payment. At Landlord's option, upon expiration of the Lease the Tenant agrees to keep all outside doors locked.
(b) Furnish cold water (at Tenant's expense) shall remove from the normal temperature Premises any separate panel, meter, and all associated wiring related to the HVAC unit and high demand equipment, and shall restore that portion of the water supply Premises to Building standard conditions. If heat generating machines or equipment shall be used in the BuildingPremises by Tenant which affect the temperature otherwise maintained by the heating and air conditioning system, Landlord shall have the right to install supplemental air conditioning units in the Premises and the cost thereof, including the cost of engineering and installation, and the cost of operation and maintenance thereof, shall be paid by Tenant upon demand by Landlord. Landlord shall further provide a reasonable pro rata amount of unreserved free parking, (three (3) spaces for each one thousand (1,000) square foot of the Premises) in common with the other tenants, for Tenant's employees and visitors. Suite 102 of the Premises shall have a separate electrical meter and Tenant shall be directly responsible for electrical charges to Suite 102. Landlord shall provide up to twenty-two (22) circuits for convenience outlets serving Suite 102. So long as Landlord acts reasonably and in good faith, there shall be no abatement or reduction of Rent by reason of any of the foregoing services not being continuously provided to Tenant. Tenant shall report immediately to Landlord any defective condition in or about the Premises known to Tenant and if such defect is not so reported and such failure to promptly report results in other damage, Tenant shall be liable for same. Landlord shall not be liable to Tenant for any damage caused to Tenant and its property due to the Building for drinking and lavatory purposes and hot water (or any part or appurtenance thereof being improperly constructed or being or becoming out of repair, or arising from the regular Building supply at prevailing temperatures) leaking of gas, water, sewer or steam pipes, or from electricity; provided however, Tenant does not waive its rights to specific performance or other remedies if the Building for lavatory purposes.
(c) Cause the Premises to be cleaned after normal business hours in accordance with the Cleaning Specifications foregoing services are not provided as set forth in Exhibit "E"above.
(d) Make such repairs and replacements to the Premises as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns).
(e) Provide window washing, landscaping, including lawn maintenance, snow removal from sidewalks, driveways and parking areas and directory board maintenance.

(b) Furnish cold water (Water at the normal temperature of the supply of water supply to the Building) to the Building for drinking and lavatory purposes and hot water (from the regular Building supply at prevailing temperatures) to the Building for lavatory and drinking purposes., through fixtures installed by Landlord or by Tenant with Landlord's consent; including office trash removal trail the Premises
(b) Janitorial cleaning services including office trash removal from the Premises to those portions of the Premises used solely for office purposes, five (5) days per week (except on holidays observed by the Building), in accordance with the standards of service provided to other tenants in the Building;
(c) Cause Heated and refrigerated air conditioning, at such temperatures and in such quantities as Landlord determines are reasonably necessary for the reasonably comfortable use and occupancy of the Premises for general office purposes; current hours of service extend from 7:00 am to 7:00 pm every day and may only be cleaned after normal business hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".amended upon 30 day written notice to Tenant;
(d) Make such repairs and replacements to Routine maintenance in the Premises as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns).Common Areas;
(e) Provide window washingElectric current to the Premises for Building standard office lighting and office machines that consume electric current within the limits set forth in Section 5.3(.))(1);
(f) Twenty-four (24) hour, landscapingnon-exclusive. passenger elevator service and. when scheduled through the Building management. non-exclusive freight elevator service to the floors) on which the Premises are located; and
(g) Replacement of Building standard light bulbs, including lawn maintenance, snow and fluorescent tubes in the Premises. Landlord is in no event responsible for the removal from sidewalks, driveways and parking areas and directory board maintenancethe Premises of medical waste of any nature or of any contaminated or otherwise environmentally sensitive materials.

LandlordLandlord shall furnish the Premises with electricity for the maintenance of building standard fluorescent lighting composed of 2' x 4' fixtures. Incandescent fixtures, table lamps, all lighting other than the aforesaid building standard fluorescent light, dimmers and all lighting controls other than controls for the aforesaid building standard fluorescent lighting shall be serviced, replaced and maintained at its costTenant's expense. Notwithstanding the foregoing, Tenant Landlord shall have the right to enter and use inspect the Premises at and all hours electrical devices therein from time to time. All additional costs resulting from Tenant's extraordinary usage of heating, air conditioning or electricity shall be paid by Tenant upon demand as Additional Rent for each month or portion thereof, and times in which event Tenant agrees to keep all outside doors locked.
(b) Furnish cold water (at the normal temperature shall not install equipment with unusual demands for any of the water supply foregoing without Landlord's prior written consent, which Landlord may withhold if it determines that in its opinion such equipment may not be safely used in the Premises or that electrical service is not adequate therefor. If heat generating machines or equipment shall be used in the Premises by Tenant which affect the temperature otherwise maintained by the heating and air conditioning system, Landlord shall have the right to install supplemental air conditioning units in the Building) Premises and the cost thereof, including the cost of engineering and installation, and the cost of operation and maintenance thereof, shall be paid by Tenant upon demand by Landlord. Landlord shall further provide a reasonable pro rata amount of unreserved free parking, in common with the other tenants, for Tenant's employees and visitors. So long as Landlord acts reasonably and in good faith, there shall be no abatement or reduction of Rent by reason of any of the foregoing services not being continuously provided to Tenant. Tenant shall report immediately to Landlord any defective condition in or about the Premises known to Tenant and if such defect is not so reported and such failure to promptly report results in other damage, Tenant shall be liable for same. Landlord shall not be liable to Tenant for any damage caused to Tenant and its property due to the Building for drinking and lavatory purposes and hot water (or any part or appurtenance thereof being improperly constructed or being or becoming out of repair, or arising from the regular Building supply at prevailing temperatures) to the Building for lavatory purposesleaking of gas, water, sewer or steam pipes, or from electricity.
(c) Cause the Premises to be cleaned after normal business hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".
(d) Make such repairs and replacements to the Premises as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns).

Services by Landlord. 10.01 Landlord Landlord, subject to payment by Tenant as specified below, shall furnish the following services to the Premises Building, the Common Areas (as applicable) and the Parcel:Premises in amounts, quantities, temperatures and during time periods consistent with first-class 80,000 to 200,000 square foot multi-tenant office buildings of a similar type and quality in the North Dallas Tollway/Parkway Corridor (the "Comparable Buildings") and such other building services as are customarily provided by Comparable Buildings and as may be required by law or directed by governmental authority for the comfortable use of the Premises throughout the year.
(a) Keep in operation in Air conditioning, both heating and cooling (as required by the Building a heating apparatus during such periods as same may be necessary seasons), from 7:00 a.m. to maintain an inside temperature at 70 degrees at a minimum outside temperature of 0 degrees dry bulb between the 15th day of October 6:00 p.m. on weekdays and the 1st day of May of each year and an air conditioning system during such periods as same may be necessary to maintain an inside temperature of 78 degrees when the outside temperature is at a maximum of 94 degrees dry bulb to be operated throughout the term of this Lease or any renewal hereof, between the hours of on Saturdays from 8:00 a.m. to 6:00 1:00 p.m., Monday through Friday except on Holidays (Legal Holidays excepted as set forth defined in Exhibit "F")D) (the HVAC Standard Hours) at a dry bulb temperature of 70-74 degrees Fahrenheit during the HVAC Standard Hours. Circulating air is not available other than through the Building's HVAC system. If Tenant requires HVAC services at any time other than HVAC Standard Hours, subjectLandlord shall furnish HVAC services for the portions of the Premises specified in a request by Tenant using a code-activated, however, to governmental requirementsphone-in/computer service on a floor by floor basis. (d) Make Window and glass washing (exterior and interior) at least three (3) times per year at such repairs and replacements to the Premises intervals as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, determined by Landlord in its agents, servants or employees, invitees, subtenants, contractors or assigns).reasonable discretion;
(e) Provide window washingOperator-less passenger elevators for ingress and egress to and from the floor(s) on which the Premises are located (provided that Landlord may reasonably limit the number of elevators to be in operation on Saturdays, landscapingSundays, including lawn maintenanceand Holidays) and freight elevator service in common with other tenants but only when scheduled through the Project manager;
(f) Common area rest room facilities; and
(g) Electric lighting for all common areas of the Building in the manner and to the extent consistent with Comparable Buildings. Building Standard Hours are weekdays, snow removal excluding Holidays, from sidewalks7:00 a.m. to 6:00 p.m. and Saturdays from 8:00 a.m. to 1:00 p.m. Landlord may lock the Building at all times other than during Building Standard Hours; provided, driveways however, Tenant shall be provided key access to the Building, the Common Areas and parking areas the Premises twenty-four (24) hours a day, seven (7) days a week. During hours other than Buildings Standard Hours, Landlord shall provide a restricted access system (i.e. key access only) to the Premises and directory board maintenanceany stairwell or elevator leading to the Premises. (civ) Cause Janitorial cleaning service to the Premises including such window washing and wall cleaning as may in the sole judgment of Landlord be reasonably required;
(v) Passenger elevators to the floor(s) on which the Premises are located for ingress to and egress from the Premises and freight elevator service in common with other tenants but only when scheduled through Landlord in advance;
(vi) Electric lighting for all public areas and special service areas of the Building in the manner and to the extent as may be cleaned after normal business hours reasonable and standard in the sole judgment of Landlord; and
(vii) Access to the Premises on a 24-hour-per-day, 7-day-per-week, basis; provided, that such access may be limited by Landlord during any periods other than Normal Business Hours, as well as on holidays and Sundays, to access by a cardkey access system or other system pursuant to which employees, contractors and/or visitors of Tenant shall be required to reasonably identify themselves in order to access the Building and Premises at such times, and such cards or other access systems may be issued or imposed by Landlord in accordance with Landlord's then-customary procedures (provided, further, that if access cards or other forms of identification issued by the Cleaning Specifications as set forth in Exhibit "E".

(a) Keep in operation in the Building a heating apparatus during such periods cooling, as same normal seasonal changes may be necessary to maintain an inside temperature at 70 degrees at a minimum outside temperature of 0 degrees dry bulb between the 15th day of October and the 1st day of May of each year and an air conditioning system during such periods as same may be necessary to maintain an inside temperature of 78 degrees when the outside temperature is at a maximum of 94 degrees dry bulb to be operated throughout the term of this Lease or any renewal hereofrequire, between the hours of from 8:00 a.m. to 6:00 p.m., p.m. on Monday through Friday and on Saturdays from 9:00 a.m. to 12:00 noon (Legal Holidays excepted Sundays and holidays excepted) (hereinafter referred to as set forth "hours of normal business operation") at such temperatures and in Exhibit "F")such amounts as may, subject, however, to governmental requirements. in the sole judgment of Landlord, at its cost, at be reasonably required for comfortable use and occupancy of the inception of this Lease, Premises under normal business operations; provided that circulating air will furnish a light bulb or bulbs or fluorescent tube or tubes, as the case may benot be available other than by air conditioning, and if Tenant shall require air conditioning or heating at any time outside the hours and days above specified, Landlord shall, upon reasonable advance notice and at Tenant's expense, furnish the same for the area or areas specified in a written request of Tenant, delivered to the superintendent of the Building; provided further that in the event Tenant overloads the air conditioning system and/or in any other way causes the system to not adequately perform its proper functions, supplementary systems may at Landlord's option be provided by Landlord at Tenant's expense, it being understood by the parties hereto that the air conditioning system is based upon an occupancy of not more than one person per 150 square feet of the Premises and upon a combined lighting and standard ballasts, for each lighting fixture then installed on electrical load not to exceed 4.0 xxxxx per square foot of the Premises. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 ; (d). Notwithstanding the foregoing, Tenant shall have the right to enter and use the Premises at all hours and times in which event Tenant agrees to keep all outside doors locked.
(bii) Furnish cold water (at the normal temperature of the supply of water supply to the Building) to the Building for drinking and lavatory purposes and hot water (from the regular Building supply at prevailing temperatures) to the Building for lavatory and toilet purposes and for drinking purposes, all of such water service to be supplied from the regular supply of water to the Building at points of supply provided for general use of tenants of the Building through fixtures installed by Landlord or by Tenant with Landlord's consent (iii) restroom facilities; and (iv) electric lighting for all public areas and special service areas of the Building in the manner and to the extent deemed by Landlord to be reasonable and standard including replacement light bulbs and tubes standard for the Building.
(c) Cause b. If Tenant has extended occupancy or electrical loads in excess of Building standards, Landlord shall estimate these costs for Tenant's purposes, and Tenant shall pay Tenant's share of the Premises excess cost pursuant to be cleaned after normal business hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".
(d) Make such repairs provisions of Paragraph 5 above. Tenant covenants and replacements agrees that at all times it use of electric current shall never exceed the capacity of existing feeders to the Building or the risers or wiring installations. At any time when Landlord is furnishing electric current to the Premises pursuant to this Paragraph 9, if Tenant is able to obtain electric power directly from the utility, Landlord may, at its option. Upon not less than thirty (30) days' prior written notice to Tenant, discontinue the furnishing of such electric current. If Landlord gives any such notice of discontinuance, Landlord shall make all the necessary arrangements with the public utility, supplying the electric current to the neighborhood with respect to furnishing such electric current to the Premises, and Tenant will contract directly with such public utility for the supplying of such electric current to the Premises but, in no event, during this changeover shall such electrical service to the Premises be interrupted, except for any circumstance beyond the reasonable control of Landlord.

Landlord shall not be in default hereunder or be liable for any damages directly or indirectly resulting from, nor shall the rent herein reserved be abated by reason of (i) the installation, use or interruption of use of any equipment in connection with the furnishing of any of the utilities and services to be provided by Landlord under the provisions of this Lease; (ii) failure to furnish or delay in furnishing any such utilities or services for as long as is reasonably required (Tenant shall solely be responsible for when such failure or delay is caused by acts of God or the payment elements, labor disturbances of any character, inability to secure a proper supply of materials or other supplies, any other accidents or other conditions or causes beyond the cost reasonable control of sameLandlord, if requiredor by the making of repairs, due alterations or improvements to the negligencePremises or to the Building; or, misuse(iii) the limitation, abuse curtailment, rationing or willful misconduct restriction on use of water or electricity, gas or any other form of energy or any other service or utility whatsoever serving the Premises or the Building. Furthermore, Landlord shall be entitled to cooperate voluntarily in a reasonable manner with the efforts of national, state or local governmental agencies or utilities suppliers in reducing energy or other resources consumption. Landlord reserves the right, without incurring any liability towards Tenant, its agentsto stop any service or utility system or to interrupt the use of any Building facilities, servants when necessary by reason of accident or employeesemergency, inviteesor until necessary repairs have been completed; provided, subtenantshowever, contractors or assigns)that in each instance of stoppage Landlord shall exercise reasonable diligence to eliminate the cause thereof. Except in case of emergency repairs, Landlord will give Tenant reasonable advance notice of any contemplated stoppage and will use reasonable efforts to avoid unnecessary inconvenience to Tenant by reason thereof.

Services by Landlord. 10.01 Landlord shall furnish the following services will provide to the Premises services customary to first-class office buildings in the local area, including without limitation electricity for lighting, office machines, computers, and copiers, hot and cold running water and sewer, a Building security system and mechanical cooling, heating and ventilation at such temperatures and in such amounts as are reasonably standard for first-class office buildings in the local area. All services, including elevator, Building access through the security system (by means of cards, keys or other appropriate access devices), water, and the Parcel:
cooling, heating, and ventilation system, shall be available to the Premises twenty-four (a24) Keep hours per day, seven (7) days per week. The Building elevator(s) shall lock off the Premises from general public access during nonbusiness hours of the Building in operation general. (d) Make such repairs and replacements to the Premises as reasonably required (Tenant shall solely be responsible for the payment of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns).

Services by Landlord. 10.01 Landlord shall cause to be furnished to the Building, or as applicable, the Premises, in common with other tenants, during business hours of 7:00 A.M. to 6:00 P.M. Landlord shall use it commercially reasonable efforts to promptly remove snow and ice from the Common Areas. Landlord shall furnish the following services to Premises with electricity for the maintenance of building standard fluorescent lighting composed of 2' x 4' fixtures. Incandescent fixtures, table lamps, all lighting other than the aforesaid building standard fluorescent light, dimmers and all lighting controls other than controls for the aforesaid building standard fluorescent lighting shall be serviced, replaced and maintained at Tenant's expense. (a) Keep in operation in the Building a heating apparatus during of general office machines, such periods as same may be necessary to maintain an inside temperature at 70 degrees at a minimum outside temperature of 0 degrees dry bulb between the 15th day of October electric typewriters, desk top computers, word processing equipment, dictating equipment, adding machines and the 1st day of May of each year and an air conditioning system during such periods as same may be necessary to maintain an inside temperature of 78 degrees when the outside temperature is at a maximum of 94 degrees dry bulb to be operated throughout the term of this Lease or any renewal hereof, between the hours of 8:00 a.m. to 6:00 p.m., Monday through Friday (Legal Holidays excepted as set forth in Exhibit "F"), subject, however, to governmental requirements. (vi) Electric lighting for all public areas and special service areas of the Building in the manner and to the extent as may be cleaned after normal business hours reasonable and standard in the sole judgment of Landlord; and
(vii) Access to the Premises on a 24-hour-per-day, 7-day-per-week, basis; provided, that such access may be limited by Landlord during any periods other than Normal Business Hours, as well as on holidays and Sundays, to access by a cardkey access system or other system pursuant to which employees, contractors and/or visitors of Tenant shall be required to reasonably identify themselves in order to access the Building and Premises at such times, and such cards or other access systems may be issued or imposed by Landlord in accordance with Landlord's then-customary procedures (provided, further, that if access cards or other forms of identification issued by the Cleaning Specifications as set forth in Exhibit "E".
Landlord are required by Tenant to replace lost or damaged cards or other forms of identification, Landlord may impose a reasonable fee to be reimbursed by Tenant for any such additional or replacement cards required to be so issued). Landlord, at its cost, at the inception of this Lease, will furnish a light bulb or bulbs or fluorescent tube or tubes, as the case may be, and standard ballasts, for each lighting fixture then installed on the Premises. landlord shall provide and reserves the right to make reasonable additional charges, payable as Additional Rent, for services furnished at the request of Tenant on days or at times other than those above defined as provided in Section 6.04 (d). Landlord reserves the right to prohibit the use of machines and equipment that generate excessive heat in their operation. Services by Landlord. 10.01 Landlord shall cause to be furnished to the Premises, during the hours of 7:00 A.M. to 6:00 P.M., Monday through Friday, and 8:00 a.m. to 1:00 p.m. on Saturday each and every week (excluding New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day) for all areas of the Premises (collectively, "Standard Hours of Operation") the following services: janitorial services (as described in Exhibit N attached hereto); water for drinking, lavatory and toilet purposes on each floor; operatorless elevator service; trash removal in accordance with city schedules; electricity for general office space use; and heating, ventilation and air conditioning sufficient for the reasonable comfort of the occupants of the Premises, provided heating, ventilation, and cooling conforming to any valid governmental regulation prescribing limitations thereon shall be deemed to comply with this service. Landlord shall furnish the following services Premises with sufficient and proper electricity for routine usage and lighting, which includes, but is not limited to, the operation of general office machines, such as electric typewriters, personal computers, word processing equipment, dictating equipment, calculating machines, work station peripherals, printers, and general service non-production type office copy machines. Landlord shall further maintain, service and replace building standard fluorescent lighting fixtures, including the replacement of fluorescent bulbs, and all other lighting fixtures, lamps and controls. (c) Cause the Premises to be cleaned after normal business hours in accordance with the Cleaning Specifications as set forth in Exhibit "E".
(d) Make such repairs result of Landlord's or Landlord's agents', employees' and replacements to the Premises as reasonably required (representatives' gross negligence or willful misconduct. (d) Make such repairs operator-less passenger elevators where applicable and replacements provided for ingress and egress from the floor(s) on which the Leased Premises are located, provided that Master Landlord may reasonably limit the number of elevators to be in operation on Saturdays, Sundays and Normal Business Holidays, and freight elevator service in common with other tenants but only when scheduled through the Premises as reasonably required (Tenant shall solely be responsible for the payment managers of the cost of same, if required, due to the negligence, misuse, abuse or willful misconduct of Tenant, its agents, servants or employees, invitees, subtenants, contractors or assigns).Buildings;

(g) All replacement lighting tubes (F34WW fluorescent Wattmiser) and bulbs (11 watt fluorescent flood light) for elevator lobbies required in Building Standard fixtures in the Leased Premises will be furnished and installed by Landlord at Landlord's expense.
(h) Building standard smoke detection and alarm systems for the Buildings and all substitutions, additions and replacements of such systems; and
(i) Building standard security to the Leased Premises, the Project, the Plaza and all parking facilities, which security may include limited access entry cards to the Buildings or parking facilities and security personnel in stationary locations or in mobile patrols. Landlord hereby assigns to Tenant all of Landlord's rights under Paragraph 10 of the Master Lease to the extent necessary to require Master Landlord to furnish the above services to Tenant.
