Common use of Standard Tenant Services Clause in Contracts

Standard Tenant Services. Landlord shall provide the following services on all days during the Lease Term, unless otherwise stated below. 6.1.1 Subject to reasonable changes implemented by Landlord and to all governmental rules, regulations and guidelines applicable thereto, Landlord shall provide heating and air conditioning when necessary for normal comfort for normal office use in the Premises, from Monday through Friday, during the period from 8:00 a.m. to 6:00 p.m., except for the date of observation of New Year’s Day, Presidents’ Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and other locally or nationally recognized holidays as designated by Landlord (collectively, the “Holidays”). 6.1.2 Landlord shall provide adequate electrical wiring, lighting and electricity plug load and facilities and power for normal general office use for Building standard lighting as determined by Landlord. Landlord shall designate the electricity utility provider from time to time. 6.1.3 As part of Operating Expenses or Utilities Costs (as determined by Landlord), Landlord shall replace lamps, starters and ballasts for Building standard lighting fixtures within the Premises. Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.4 Landlord shall provide city water from the regular Building outlets for drinking, lavatory and toilet purposes. 6.1.5 Landlord shall provide janitorial services five (5) days per week, except the date of observation of the Holidays, in and about the Premises and window washing services in a manner consistent with other comparable buildings in the vicinity of the Project. 6.1.6 Landlord shall provide nonexclusive automatic passenger elevator service at all times. 6.1.7 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord.

Landlord acknowledges that Tenant may require HVAC and electricity for the portion of the Premises other than the Server Room (defined below) during hours both before and after the Building Hours and, subject to the terms of this Lease and any rules, regulations and procedures reasonably adopted by Landlord, Landlord agrees that such services shall be made available to Tenant and the Premises before and after Building Hours, at Tenant's sole cost. The initial hourly rate for HVAC after Building Hours is $65.00 (with a minimum of two (2) hours), which hourly rate is subject to change at any time upon written notice from Landlord based upon reasonable changes in costs to Landlord in providing such after hours HVAC. 6.1.2 3.1.2 Landlord shall provide adequate electrical wiring, lighting and electricity plug load wiring and facilities and power for normal general office use for Building standard lighting as reasonably determined by Landlord. Notwithstanding the foregoing, Landlord agrees that Tenant shall have the use of the two (2) existing five (5) ton air conditioning (HVAC) units that will be dedicated to the two (2) adjacent server rooms located on the 3rd floor of the Building as shown on the Final Space Plan (as defined in Exhibit B) twenty-four (24) hours a day, seven (7) days a week. Landlord shall provide the foregoing HVAC units to Tenant without any representation or warranty of any kind. In the event that such HVAC units are not separately metered, Landlord shall install separate meters or submeters at Tenant’s sole cost and expense. Tenant shall pay for the cost of all electricity used or consumed in connection with the operation of such HVAC units in accordance with the terms of Section 6.2 below. 6.1.2 Landlord shall provide adequate electrical wiring, lighting and electricity plug load wiring and facilities and power for normal formal general office use for Building standard lighting as determined by Landlord. Tenant shall have the right to install a security badge or key system the stairwell doors on the second and third floors of the Premises, at Tenant’s sole expense. 6.1.7 Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord.
