Standard Tenant Services. Landlord shall provide the following services on all days during the Lease Term, unless otherwise stated below. 6.1.1 Subject to reasonable changes implemented by Landlord and to all governmental rules, regulations and guidelines applicable thereto, Landlord shall provide heating and air conditioning when necessary for normal comfort for normal office use in the Premises, from Monday through Friday, during the period from 8:00 a.m. to 6:00 p.m., except for the date of observation of New Year's Day, Presidents' Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and other locally or nationally recognized holidays (collectively, the "Holidays"). 6.1.2 Landlord shall provide adequate electrical wiring and facilities and power for normal general office use as reasonably determined by Landlord. Tenant shall bear the cost of replacement of lamps, starters and ballasts for lighting fixtures within the Premises. 6.1.3 Landlord shall provide city water from the regular Building outlets for drinking, lavatory and toilet purposes, and for laboratory use to the extent that such does not exceed the quantity that would be used for normal office use. 6.1.4 Landlord shall provide janitorial services five (5) days per week, except the date of observation of the Holidays, in and about the Premises and window washing services in a manner consistent with other comparable buildings in the vicinity of the Building. 6.1.5 Landlord shall provide non-exclusive automatic passenger elevator service at all times. 6.1.6 Landlord shall provide non-exclusive freight elevator service subject to scheduling by Landlord.

7.4.3 As part of Operating Expenses or Utilities Costs (as determined by Landlord), Landlord shall replace lamps, starters and ballasts for Building standard lighting fixtures on or about the Premises. Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures installed by Tenant within the Premises.
6.1.3 7.4.4 Landlord shall provide city water from the regular Building outlets for drinking, lavatory and toilet purposes, and for laboratory use to the extent that such does not exceed the quantity that would be used for normal office use.
6.1.4 7.4.5 Landlord shall provide janitorial services five (5) days per week, except the date of observation of the Holidays, in and about the Premises and window washing services in a manner consistent with other comparable buildings in the vicinity of the BuildingProperty.
6.1.5 7.4.6 Landlord shall provide non-exclusive nonexclusive automatic passenger elevator service at all times.
6.1.6 Landlord times and shall provide non-exclusive freight elevator service subject prompt and immediate repair services to scheduling prevent any disruption in use by LandlordBuilding tenants.

6.1.2 Landlord shall provide adequate electrical wiring and facilities and power for normal general office use and electricity at levels consistent with normal general office use, as reasonably determined by Landlord. Tenant Receptacle power density within the Premises shall bear not exceed three point seven (3.7) xxxxx per rentable square foot. Landlord shall have the cost of replacement of lamps, starters right to designate the electricity provider for the Building and ballasts for lighting fixtures within the Premises.
6.1.3 Landlord shall provide city water from the regular Building outlets for drinking, lavatory and toilet purposes, and for laboratory use to the extent that such does not exceed the quantity that would be used for normal office use.
6.1.4 Landlord shall provide janitorial services five (5) days per week, except the date of observation of the Holidays, in and about the Premises and window washing services in a manner consistent with other comparable buildings in the vicinity of the Building. Landlord agrees that its service contract with the janitorial service provider for the Building will require such service provider to perform background checks on all employees working in the Building.
6.1.5 Landlord shall provide non-exclusive nonexclusive automatic passenger elevator service at all times.
6.1.6 Landlord shall provide non-exclusive nonexclusive freight elevator service subject to scheduling by Landlord.
6.1.7 Landlord shall provide light bulb and tube replacement for all Building-standard lights.

6.1.5 Landlord shall provide non-exclusive automatic passenger elevator service at all times.
