Common use of Tenants Legal Liability Clause in Contracts

Tenants Legal Liability. Legal liability for unintentional property damage to premises, or their contents, which you are using, renting or have in your custody or control, caused by fire, explosion, water escape or smoke. This means smoke due to a sudden, unusual and faulty operation of any heating or cooking unit, in or on the premises, but not smoke from fireplaces. Water escape has the same meaning as in Section I of this policy. You are not insured for liability you have assumed by contract, unless your legal liability would have applied even if no contract had been in force.
