Tenant’s Restoration Obligations. Unless the Lease is terminated as provided in this Article 18, Tenant shall promptly repair, restore, or replace Tenant’s Property. All repair, restoration or replacement of Tenant’s Property shall be at least to the same condition as existed prior to the Casualty.

Tenant’s Restoration Obligations. Unless the Lease is terminated as provided in this Article 18, Tenant shall promptly repair, restore, or replace Tenant’s Property, so long as the loss is insured under Tenant’s Insurance policy. All Restoration shall be limited to the extent of the insurance proceeds received by the Tenant. Tenant’s duty of repair and restoration shall not begin until receipt of the insurance proceeds. Subject to the foregoing, all repair, restoration or replacement of Tenant’s Property shall be at least to the same condition as existed prior to the Casualty.
