Common use of THE LETTING Clause in Contracts

THE LETTING. You accept and agree to be bound by this agreement and the University’s Regulations when you accept the agreement on the University’s electronic booking system. We allow you to take residential use of the Room for single occupancy for the Tenancy Period. You must not use the Room for any purpose other than living accommodation. You are granted the following rights over the Building in common with us and all others similarly entitled: the right to come and go to and from the Room; the right to use the Room Items, Shared Flat Areas and Shared Flat Items within the Flat; the right to use the Building Common Parts for such use as they are intended. We reserve the following rights over the Room: the right of access to enter the Room on reasonable notice (except in case of emergency) for any purpose mentioned in this agreement. For the purposes of routine inspections we will endeavour to provide 24 hours’ notice; the right to the free passage and running of water, soil, gas, and electricity through any pipes, cables, wires, drains or sewers passing in or through the Room or Flat or Building. If you should move rooms within the Building then unless otherwise agreed by us, you shall be bound to the terms in this agreement for the new room you have moved to. This agreement is an Assured Shorthold Tenancy under the Housing Act 1988 (as amended). The Tenant understands that the Landlord will be entitled to recover possession of the Room when the Tenancy Period ends. If you are under 18 when you accept an offer of the Room, the Landlord will hold this agreement on trust for you until you reach 18. During that time, you will enjoy all the rights set out in this agreement and be subject to all the obligations contained in it. When you reach 18, you will be entitled to terminate this agreement in accordance with clause 14 of this agreement. If you choose not to do so, this agreement will be legally binding upon you.

If you should move rooms within breach any of these conditions you will be in breach of the Building then unless otherwise agreed by usTenancy Agreement, although such a breach will not allow you shall be bound to terminate or avoid liability under the terms in this agreement for the new room Tenancy Agreement. Similarly, if we have reasonable cause to believe that you have moved to. OUR OBLIGATIONS We agree with you that if you pay the Rent and all other payments included in the Payment Schedule and perform all your obligations under the Tenancy Agreement, then you may possess and enjoy the Room during the Length of Stay without any interruption from us or any person acting on our behalf (except for any reason expressly set out in these Tenancy Terms and Conditions) and we will: maintain and repair the structure of the Property including the window frames and window glass; maintain, repair, decorate and provide adequate heating and lighting to the Property Common Areas and the Flat Common Areas; and to clean the Property Common Areas; maintain all Service Media serving the Flat, the Property Common Areas and the Flat Common Areas; provide a supply of hot and cold water, heating and electrical power to the Flat; provide security facilities for the Property; and provide and maintain such equipment as we think fit in the Property Common Areas and the Flat Common Areas. We reserve the right at any time or times during the Length of Stay to move you to alternative accommodation (which may be in a hotel) for the purpose of carrying out emergency repairs to the Room and/or the Flat and/or the Property or if we consider it necessary or desirable, to include to avoid difficulties between tenants or for the better management of the Property PROVIDED THAT: you are given reasonable notice (except in emergency); the alternative accommodation is of substantially no lesser standard than your Room/Flat; and you will occupy the alternative accommodation on the same terms as those of the Tenancy Agreement, including the Rent payable. We will accept delivery of your parcels and mail in accordance with our Parcel Delivery Service Terms and Conditions (as published on the xxxx://xxx.xxxxxxxxxxxxx.xxx/living-with-us/before-you-move-in/picking-up-your- post website), which you accept by entering into this agreement Tenancy Agreement unless you let us know otherwise in accordance with clause 14 of this agreement16. If you choose do not accept the Parcel Delivery Service Terms and Conditions we will not accept delivery of parcels and mail addressed to do so, this agreement will be legally binding upon you.
