Unlawful Activities. Resident, Occupants and any guest or other persons under the Resident’s control shall a. engage in criminal activity, including drug-related criminal activity, on or near property premises. "Drug-related criminal activity" means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use of a controlled substance (as defined in section 102 of the Controlled Substance Act (21 U.S.C. 802)). b. engage in any act intended to facilitate criminal activity, including drug-related criminal activity, on or near the premises or property. c. permit the dwelling unit or property to be used by any person for, or to facilitate, criminal activity, including drug-related criminal activity, engage in the manufacture, sale, or distribution of illegal drugs at any location, whether on or near premises and property or otherwise. d. engage in acts of violence or threats of violence, including, but not limited to the unlawful discharge of firearms on or near the premises or property. e. engage in any criminal activity on the residential real property, including any common areas, or any criminal activity or criminal threat, as defined in subdivision (a) of Section 422 of the Penal Code, on or off the residential real property, that is directed at any owner or agent of the owner of the residential real property. f. use the premises for an unlawful purpose as described in paragraph (4) of Section 1161 of the Code of Civil Procedure. g. A single violation of any of these provisions shall be deemed a serious and material violation of this Agreement. It is understood and agreed that a single violation shall be good cause for termination of this Agreement. Unless otherwise provided by law, proof of violation shall not require criminal conviction but shall be by a preponderance of the evidence.
