Common use of Waste; Nuisance Clause in Contracts

Waste; Nuisance. Tenant shall not use or permit any other person to use the Premises, or any part thereof, nor allow any person access for any use, which constitutes a waste, nuisance or unreasonable annoyance to Landlord. Tenant further agrees at all times during the Term, at its sole cost and expense, to do all things necessary to maintain the Premises in good, clean and sanitary condition and repair.
