Uses Purposes. Tenant shall use and permit the use of the Premises primarily for the construction, maintenance and operation of a bank / office complex, provided that Tenant may at any time use the existing or subsequent improvements or permit them to be used, for any lawful purpose with the prior written consent of Landlord which shall not be unreasonably withheld or delayed, or alter, modify, remove, or demolish the improvements, as provided in section 10 hereof.
