Applicable Capitalization Rate definition

Applicable Capitalization Rate means, (i) in the case of any Portfolio Property consisting of a traditional multi-family property (which, for example, shall include a multi-family apartment, duplex or condo complex), 6.00%, (ii) in the case of any Portfolio Property consisting of a non-traditional multi-family property (which, for example, shall include a recreational vehicle (RV) park), 7.00%, (iii) in the case of any Portfolio Property consisting of a retail property,6.50%, (iv) in the case of any Portfolio Property consisting of an office property, 6.00% and (v) in the case of a Hotel Property, 7.75%, in each case as such percentage may be increased by the Required Lenders pursuant to Section 2.14(c) in connection with an extension of the Maturity Date of the Revolving Credit Facility.
Applicable Capitalization Rate means, for any Real Property, 8.65%, or such rate(s) as the Lender, taking into consideration such factors as the location or type of such Real Property, may establish on a prospective basis from time to time (but no more often than once in any calendar year) as the applicable capitalization rate for such Real Property.
Applicable Capitalization Rate means (a) 7.25% for Upscale, Upper-Upscale or Luxury (as defined by Xxxxx Travel Research or any successor thereto or substitute therefor reasonably acceptable to the Administrative Agent) Hotel Properties located in downtown or central business district locations in Boston, Chicago, Manhattan, San Francisco and Washington, DC and (b) 8.00% for all other Hotel Properties.

Examples of Applicable Capitalization Rate in a sentence

  • For any applicable Real Estate as of any date of determination, an amount equal to (a) the Net Operating Income for such Real Estate for the most recently completed full fiscal quarter annualized, divided by (b) the Applicable Capitalization Rate.

Applicable Capitalization Rate means (i) 6.00% for office properties, (ii) 5.75% for multi-family properties, and (iii) 7.00% for retail properties, in each case, for Income Producing Assets; provided that, in order for any Income Producing Assets to be included in calculations under this Agreement which are not office assets, retail assets or apartment assets, such Income Producing Assets must be approved for inclusion by the Administrative Agent.
