Borrower shall use the Future Advances for Approved Leasing Expenses pursuant to Section 2.1.5 hereof and for Approved Capital Expenditures pursuant to Section 2.1.6 hereof.
Any cost of the Work exceeding the amount of the Approved Capital Expenditures and all other Capital Expenditures including any Emergency Work shall be paid for by Seller without any increase in the Purchase Price.
