Demise means the same as

Demise. Witnesseth that in consideration of the rents, covenants and agreements hereinafter reserved and contained on the part of Tenant to be paid, observed and performed, Landlord demises and leases unto Tenant and Tenant rents from Landlord, for the term and upon the conditions hereinafter mentioned the Premises.
Demise means the death of JQH, a judicial determination of incompetency of JQH or analogous judicial determination of JQH, or the physical or mental incapacity of JQH to such an extent that he is prevented from performing his executive functions on a full time basis.
