Initial Improvements definition

Initial Improvements means any construction, modification, rehabilitation, reconstruction, or restoration of the Premises, or installation of Fixtures thereto, that the Lessee is required to make upon commencement of this Lease in accordance with Section 8.
Initial Improvements means the improvements first constructed by Tenant on the Premises at its sole cost and expense as more particularly described in Exhibit B attached hereto and incorporated by reference herein.
Initial Improvements when used herein, shall mean those improvements or remodeling to the Premises, if any, which Landlord and/or Tenant shall agree to provide according to the Workletter attached hereto as EXHIBIT C.

Examples of Initial Improvements in a sentence

  • Tenant shall not make or suffer to be made any alterations, additions, or improvements to the Premises or any part thereof or attach any fixtures or equipment thereto, including the Initial Improvements (collectively, “Alterations”) without City’s prior written consent.

  • Prior to the construction of any Alterations (including the Initial Improvements), Tenant shall submit detailed plans and specifications to the Airport’s Design Review Committee for approval.

  • In the event Tenant desires to operate and conduct operations constituting the Permitted Use prior to substantial completion of the Initial Improvements and the Rent Commencement Date, then prior to the Commencement Date, Tenant shall give notice thereof to Director requesting Director’s approval of such interim operations.

  • Prior to the Rent Commencement Date, Tenant shall, refurbish, redecorate and modernize the interiors and exteriors of the Premises, and otherwise complete the Initial Improvements, at a minimum cost of the Minimum Investment Amount.

  • In the event Tenant desires to operate and conduct operations constituting the Permitted Use in a temporary facility prior to substantial completion of the Initial Improvements and the Rent Commencement Date, then prior to the Commencement Date, Tenant shall give notice thereof to Director requesting Director’s approval of such interim operations.


More Definitions of Initial Improvements

Initial Improvements the improvements, if any, to be made to the Premises in accordance with the work letter attached hereto as Exhibit D (the “Work Letter”).
Initial Improvements means the improvements to be made to the Premises pursuant to Section 4.03 and Exhibit “B” hereto, prior to the delivery thereof to Tenant.
Initial Improvements when used herein, shall mean those improvements or remodeling to the Premises, if any, which Landlord and/or Tenant shall agree to provide according to the Workletter attached hereto as Exhibit “C”. If no Workletter is attached hereto, no Initial Improvements are being provided; and Tenant is taking the Premises “AS IS”.

Initial Improvements means the improvements that GBRA and the WCID agree shall be constructed as soon as practicable after satisfaction of all conditions listed in Section 2.2(E). Such improvements shall be described in the McQueeney Engineering Documents and include, but not be limited to, replacement of the current Lake XxXxxxxxx Dam spill gates with hydraulic crest spill gates, a dewatering system, dam armoring, and all other attendant improvements needed to effectuate the above listed items.
