Upon the commencement of any tenant build out work on any portion of the 3rd or 4th floors comprising in the aggregate, no less than 28,175 RSF, Tenant shall no longer be required to pay the Temporary Usage Charge notwithstanding if, at some later date, Tenant is then again the sole tenant of the Building (but Tenant will still be required to pay Tenant’s Proportionate Share of such Metered Costs included in Operating Expenses).
