SMALL SHOP LEASE definition

SMALL SHOP LEASE means any Lease which both (i) covers a gross leasable area at the Property which is twenty thousand (20,000) square feet or less, and (ii) has a term, including renewal options (if any), less than or equal to ten (10) years; provided, however that the term "Small Shop Lease" expressly excludes all Temporary Leases.

SMALL SHOP LEASE means any Lease which both (i) covers a gross leasable area at the Property which is twenty thousand (20,000) square feet or less, and (ii) has a term, including renewal options (if any), less than or equal to ten (10) years; provided, however that the term "Small Shop Lease" expressly excludes all Temporary Leases. "STANDARD FORM OF SHOP LEASE" means the standard form leasing documents for Small Shop Leases and Large Shop Leases at the Property as approved by Owner, which approval will not be unreasonably withheld by Owner, as the same may be amended or restated from time to time in accordance with the provisions of this Agreement. "TEMPORARY LEASE" means any Lease of a temporary or seasonal nature, having a term, including renewal options (if any) of less than one (1) year, including without limitation, short-term concessions or license agreements and cart or kiosk leases or licenses for less than one year. "WEA" means Westfield America, Inc., a Missouri corporation.

Related to SMALL SHOP LEASE

  • Natural area means an area of the rural or non-urban environment which is in an unspoilt natural state or is of high scenic value, and includes, but is not limited to, national parks, game reserves, nature reserves, marine reserves, wilderness areas, areas of extensive agriculture and scenic areas.

  • Premises Building Total Destruction means if the Building of which the Premises are a part is damaged or destroyed to the extent that the cost to repair is fifty percent (50%) or more of the then Replacement Cost of the Building.

  • Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, other structures not used as living space, or any other square footage excluded under Government Code Section 65995 as determined by reference to the Building Permit for such Unit.

  • Basal area means the effective surface area available to transmit the treated effluent from the filter media in a mound system into the in-situ receiving soils. The perimeter is measured at the interface of the imported fill material and in-situ soil. On sloping sites, only the area down-gradient from the up-slope edge of the distribution media may be included in this calculation.

  • Water Surface Elevation (WSE means the height, in relation to NAVD 1988, of floods of various magnitudes and frequencies in the floodplains of riverine areas.

  • Diameter at Breast Height (DBH) means the diameter of a tree at 4 1/2 feet above the ground measured from the uphill side.

  • Acre-foot – means the amount of water necessary to cover one acre of land one foot deep, or 325,851 gallons of water.

  • Built-Up Area and/or “Covered Area” in relation to a Flat shall mean the floor area of that Flat including the area of balconies and terraces, if any attached thereto, and also the thickness of the walls (external or internal) and the columns and pillars therein Provided That if any wall, column or pillar be common between two Flats, then one-half of the area under such wall column or pillar shall be included in the built-up area of each such Flat.

  • Expansion to an existing manufactured home park or subdivision means the preparation of additional sites by the construction of facilities for servicing the lots on which the manufactured homes are to be affixed (including the installation of utilities, the construction of streets, and either final site grading or the pouring of concrete pads).

  • Area A means the populated areas delineated by a red line and shaded in brown on attached map No. 1;

  • Animal shelter means a facility operated by a humane society or any society organized under Chapter 1717. of the Revised Code or a dog pound operated pursuant to Chapter 955. of the Revised Code.

  • Sub-Lease means the sub-lease entered into following the approval of an Approved Sub-lease;
